Job Description

Residential Property Manager Meyer Scott Ref: VR/08673Salary: £22,000 - £25,000 per annumLocation: SwaveseyType: PermanentOur client procures, develop, lease, and manage commercial properties in the UK. They own all their premises, many of which are in prime sites. This well-established business based well-appointed offices in the countryside manage residential, student roomsand a wide variety of commercial and retail premises.They are recruiting for an experienced Property Manager to join their successful Residential department. Reporting to the Residential Team Manager.Purpose of the jobTo ensure the property portfolio is managed to a high standard with high levels of occupancy, rental income, and tenant satisfaction.Key Objectives of jobIn brief, you will be responsible for the successful letting and management of a residential portfolio across East Anglia by offering excellent levels of service and communication to current and perspective tenants. You will manage enquiries and will alsobe responsible for viewings and negotiating lets along with the day-to-day management of your portfolio. You will work with colleagues to ensure a proactive and efficient working environment.To succeed in this role, the ideal candidate will have previous Property Management, Inventory Clerk or Negotiator experience. You will be an enthusiastic, conscientious, and professional team player. This is a varied role giving the right candidate an opportunityto take full responsibility for the success of their portfolio.Main Duties & Responsibilities

  • Advertise properties with required documentation on company and third-party websites, ensuring accuracy and a uniform approach.
  • Respond promptly to and manage enquiries, carry out viewings and negotiate lets.
  • Qualify and manage applicants and process applications.
  • Answer the telephone promptly and take accurate messages as required.
  • Arrange check ins and check outs with ingoing and outgoing tenants.
  • Create tenancy paperwork inc. tenancy agreements, inventories and all required legislative paperwork to issue to tenants on commencement of the tenancy.
  • Register and protect deposit monies in line with scheme requirements.
  • Arrange end of tenancy works, deposit returns, including deductions where appropriate.
  • Prepare and update inventories and checkout reports.
  • Obtain and record meter readings as required.
  • Deal with tenant reported maintenance problems in a timely and polite manner, report maintenance issues to the in-house maintenance team as per procedure.
  • Deal with tenancy items and concerns as they arise.
  • Carry out and record routine inspections on all properties within the portfolio.
  • Carry out and record routine legionella temperature checks within our managed portfolio.
  • Record all necessary information and keep systems and filing up to date, keep accurate and up to date records in line with Data Protection principles.
  • Review and implement rent increases as per procedure.
  • Keep void periods to a minimum and aim for maximum occupancy.
  • Maintain diary appointments.
  • Deal with any customer enquiries, queries, and complaints promptly and in line with our customer charter Communicate with colleagues to ensure a productive and efficient working environment.
  • Liaise with Finance to assist with setting of budget targets and work closely with Credit Control
  • Always adhere to company values
  • Update and maintain in house systems as required, including adding tenant charges and credits where applicable.
Other aspects (not exhaustive) of the role will be to:
  • Marketing properties to their best potential.
  • Carryout viewings, inventories, check-ins, and checkouts within the residential portfolio.
  • Organising & conducting management visits and flagging up repairs with our inhouse maintenance team.
  • Dealing promptly with communications from Tenants.
  • Carrying out and process of end of Tenancy procedures.
Software Proficiencies
  • Outlook, Excel, Word, LandMark (property management software).
