Job Description

Senior CaretakerSalary: £24,000 per annum + 10% Pension contributionSouth London - Brixton / Oval Grow your leadership skills as an integral member of the team at our community managed and genuinely community-centric estate in South London. About usEstablished over 20 years ago, Cowley Resident Management Organisation runs a mixed tenure estate of 560 properties in South London. We are a thriving and culturally diverse community that encourages resident participation and helps staff and residents to work together to make Cowley a better place to live.It’s a friendly place to work - with a committed team who enjoy seeing the difference they can make to people living in a local community, including vulnerable and older residents.About the roleWe want our dedicated caretaker service to set high standards for our tenants and leaseholders. You will have the key role of leading and managing a team of three Caretakers and a Gardener/Grounds Maintenance Operative.You will also play a hands-one role and deal directly with residents on a regular basis - you can have a real influence on quality of life. Key responsibilities include:

  • Daily coordination and supervision of and caretaking cleaning duties across the estate, with the aim of working continuously to improve the service provided.
  • Overseeing all gardening, grounds maintenance and the estate green space.
  • Training, coaching and providing regular supervision to the team, while reviewing their workload, schedules and work quality.
  • Undertaking regular tests and inspections of facilities and properties
  • Acting as the first point of contact and coordinator for void clearance and cleaning.
  • Co-ordinating and undertake any reasonable repairs as and when required.
  • About you
  • You need experience in a similar customer-focused role within a social housing or educational organisation. Ideally, you’ll have some practical maintenance skills.
  • You’ll already have some experience of supervising colleagues.
  • You’ll combine good interpersonal skills with a positive approach to customer care and service delivery.
  • You’ll have a flexible attitude, alongside the ability to work in an organised, methodical way.
  • You need at least basic knowledge of Windows and Microsoft Office applications, and an awareness of Health & Safety issues and COSHH.
