Job Description

Purpose of the role:We are seeking a talented Sales Manager with client management experience to join our rapidly growing organisation. The Sales Manager will deliver a robust sales strategy at our existing properties as well as new builds and mobilisations and drive behaviours and activity that will increase our lead generation and conversion.As Sales Manager you will be responsible for leading the sales process across the properties you are responsible for utilising multiple methods to ensure high enquiry conversion. Driving the property teams to achieve 100% occupancy you will be responsible for the end to end sales process and management of day to day enquiries, analysis of results, identifying new opportunities and seeking to improve conversion performance at all levels. You will have a strong focus on improving retention, driving conversion, improving teams through training and coaching, and business development.Additionally, you will work with the property teams to ensure campaign delivery is effective and be aware of local opportunities to increase occupancy as well as competitor activity and pricing. The Sales Manager will need to be fully aware of each property’s proposition and USPs to drive overall performance. You will also be required to travel nationally as required to attend meetings with clients or suppliers and visit properties, which will involve infrequent overnight stays.Major Duties:Accountabilities/Responsibilities

  • Ensure that our contact strategy is delivering the business conversion & occupancy targets
  • Track all sales metrics ensuring customers have a clear journey through our sales funnel
  • Manage and maintain strong relationships with our international agents, suggest ways to enhance the booking experience for our international customer base increasing sales performance
  • Consider cross selling and upselling opportunities at site level/city level
  • Develop local relationships with key stakeholders for possible referral and nominations deals
  • Objection handling for sales enquiries and support the property and regional teams
  • Consider cross selling and upselling opportunities at property level/city level
  • Drive retention and ensuring rebooker targets are met nationally by ensuring all potential customers have been targeted
  • Support the property teams to achieve summer business targets
  • Competitor reviews and an awareness of the wider student market place
  • Suggest local initiatives for lead generation
  • Work closely with the marketing department to deliver a joined up effort towards achieving the numbers
  • Concentrate on properties that may have a sales challenge, be aware of your customer base to manage rebooking opportunities
  • Ensure feedback is passed back to the sales team, Head of Sales & sales colleagues
  • Track email sales opportunities via the sales team
  • Ensure all enquiries are logged and all sales processes and policies are followed
  • Demonstrate a clear knowledge of the booking system and feedback change requests
  • Auditing of show flats
  • Demonstrate a superior product knowledge of all properties in the portfolio, knowing their proposition in detail
  • Responsible for recording and communicating daily enquiry data/conversion rates
  • Create fun ways to engage the property teams in their sales numbers and ensure enthusiasm especially across key sales periods
  • Attend and host sales meetings to discuss team performance, share best practice, and suggest improvement opportunities
  • Manage, co-ordinate, plan and run sales training sessions nationally to improve overall sales knowledge and conversion
  • Work closely with Regional and Area Managers
  • Ensure deadlines are met and budgets managed efficiently ensuring value for money.
  • Comply with Health and Safety working practice in accordance with the company’s policy

  • Must have very strong written English skills
  • Proven track record in managing sales, sales teams and business development
  • Proven track record within sales conversion metrics
  • Analytical - experience of managing budgets and writing reports
  • Intermediate to advanced use of Microsoft Office Suite, including Word, Excel and Outlook
  • Project Management and delivery
  • Good presentation skills in PowerPoint
  • Ability to work with minimum supervision and to tight deadlines
