Job Description

Conveyancer - WansteadFollowing my clients continued growth they are currently looking for a Conveyancer to join their Property Services team, located in East London. As an experienced Conveyancer, the roles includes the effective and efficient management of a caseload of equity release and separate representation conveyancing matters to include, purchases, transfers of equity, remortgages, lease checks and security registration instructions from file opening to registration of the transaction at Land Registry, ensuring that any complexities are dealt with whilst adhering to department processes and targets.Main Duties and Responsibilities

  • Manage a caseload of equity release conveyancing matters to include, purchases, transfers of equity, remortgages, lease checks and security registration from instruction to post-completion
  • Conduct a full title investigation to establish any defects/risks which may impact on the use of the property and/or the clients/lenders security
  • Any complexities identified from the title check must be dealt with in accordance with client/internal SLAs taking into consideration any additional requirements, for example, the Council of Mortgage Lenders handbook
  • Where appropriate, report risks/solutions to lenders in accordance with the Equity Release Council, and Council of Mortgage Lenders Handbook
  • Where appropriate, report risks to Clients and identify time efficient solutions
  • Ensure that every case/activity is worked as proactively and accurately as possible, updating all parties regularly
  • Achieve individual, business and client targets, maintaining quality standards whilst maximising financial performance ensuring risk, complaints and write-offs are minimised
  • Flexible working to cover opening hours required by our Clients
  • Liaise with clients/customers/3rd parties by telephone to keep them regularly and proactively updated and progress the case within SLAs
  • Ensure that all completed files are billed correctly and funds have been sent to the correct place
  • Provide support/guidance to the administrators/assistants
  • First point of contact for all customers/clients/third parties being an ambassador for Optima Legal
  • Deal with any ad-hoc tasks as required
  • Use knowledge of Money Laundering principles and apply these to specific cases
  • Experience (Essential)
  • Experience of investigating title and reviewing Conveyancing search results
  • Ability to identify issues which may impact on lenders security/future marketability
  • Minimum of 12 months Conveyancing experience in a similar role
  • Knowledge of sale, purchase and remortgage processes
  • Confident outgoing personality and able to communicate effectively with all levels of staff and clients
  • Excellent time management and organisational skills
  • Experience of working within a volume-based environment and working to multiple targets
  • Good keyboard skills and a basic understanding of excel/word/outlook
  • Previous experience of working within client-facing environment
  • Educated to GCSE level (minimum of 5 GCSEs grades A-C)
  • Ability to prioritise work and use initiative
  • Demonstrate excellent Property legal skills
  • Flexibility and adaptability and a willingness to embrace technology and change
  • Working knowledge of HMLR Experience (Desirable)
