PROPERTY MANAGER & CLIENT ACCOUNTS - CITY OF LONDONSalary: £32,000 basic + commission. Location: City of London (office based)Working Hours: Mon - Fri, 9am - 6pmContract: Full time | Permanent Key Responsibilities:* Deal with day to day property maintenance issues* Check and prepare properties for new tenancies* Meet new tenants at the start of the tenancy* Conduct handover sessions and following up on snagging progress* Assist clients with setting up utilities, furniture, etc.* Schedule and carry out property visits* Manage end of tenancy matters* Prepare deposit charges and manage deposit returns* Ensure all properties have a valid Gas Safety, EICR and PAT* Manage rental database to ensure all records are up-to-date* Appointment and monitoring of contractors* Occasionally assist with video or face to face viewings* Support Lettings Director with additional tasks as and when required* Support other colleagues as required during annual leave and busy periodsClient Accounts:* Upload service charges and ensure landlords pay either from rent or separately* Ensure council tax and all utilities are switched over and up to date with payments* Manage any arrears or chase accordingly* Reconcile Client Account on a daily basis* Prepare monthly client account reconciliation report for the Lettings Director to approve* Prepare landlord statements/payment runs* Manage holding deposit and move in funds statements* Record and prepare invoices for payments* Manage deposit registration and de-registering* Liaise with landlords, tenants and other 3rd partiesSkills required:* Ideally 1 - 2 years+ of experience in property management* Ideally be ARLA licensed (or will support through study & exams)* Be efficient and organised* Excellent communications and customer service skills* Time management skills* Ability to handle confidential informationIf you have the relevant experience and feel you would be a good fit, apply today via the advert or get in touch with Anu Deb at GKR London.
