A fantastic opportunity has arisen within this leading estate agency for an experienced Property Manager!Our client is currently looking for a proactive individual to oversee their residential portfolio of properties in the Surrey Quays and surrounding areas. If this sounds like you,please get in touch.Responsibilities will include:• Liaising with Landlords and Tenants: Acting as a point of contact, addressing queries, and maintaining communication between both parties• Inventory Check-In and Check-Out: Organising and overseeing the inventory process when tenants move in and out of the property• Tenancy Cleans: Arranging cleaning services before new tenants move in and after previous tenants move out• Maintenance and Repairs: Coordinating ongoing property maintenance and emergency repairs, ensuring prompt resolution• Rental Income Processing: Managing rent payments, keeping track of arrears, and providing financial statements to landlords• Routine Property Inspections: Conducting regular inspections to assess property conditions and ensure compliance with standards• Deposit Handling: Managing deposit returns and addressing any issues or damages at the end of a tenancy• Ensuring Compliance: Making sure the property meets legal requirements such as Gas Safety Regulations (GSR) certification.Key attributes:• 2 years’ residential property management experience• ARLA qualified preferred• Strong knowledge of the housing act, relevant property legislation and arbitration process• Experience progressing deposit releases, move in and negotiating tenancy renewals• Be efficient in addressing maintenance queries and achieving successful completion• IT literacy of the following packages; Windows, Outlook, Word, Excel and Property software• Be friendly and approachable• Full UK driving licence is preferred.The salary for this role will be in the region of £30,000 to £35,000.Working hours are Monday to Friday 9am to 6pm.
