Head of Assets and Property Services - Social Housing£48,600-£52,625 per annumStoke-on-Trent, StaffordshireFull Time - 35 hours per weekPermanentClosing date: 21st November 2022The roleWe have an exciting role for someone to lead our Assets and Property Services Teams. Youll support the Director of Housing Services in the strategic, operational and financial delivery of asset management, stock improvement and responsive repairs. Workingclosely with teams across the organisation to keep people safe in well maintained homes.Job requirements Lead on evidence-based asset investment programmes and projects. Produce and communicate effective operational plans to deliver asset improvement programmes and the responsive repairs service. Make sure that the services and programmes are procured and commissioned in accordance with regulations and group policies and procedures. Maintain our quality affordable homes by making sure they meet the needs of our residents. Make sure services are delivered in an efficient and cost-effective way. Lead the development, maintenance and management of our stock condition database and planning systems. Be responsible for the preparation, review, monitoring and updating of the asset management strategy plans. Make sure staff and contractors follow all agreements, standing orders, financial regulations, health and safety regulations and duty of care requirements. Make sure any new laws and regulations are followed, updating policies or recommending changes where needed. Develop improvement and investment plans showing details of programme expenses. Investigate formal complaints and make sure lessons are learned and improvements are made. Oversee the in-house gardening and landscaping services team.What were looking for Someone with a graduate level qualification in assets, property, maintenance or construction; or be a member of RICS, CIOB, CABE or equivalent. Extensive experience in assets and property services. Effective leadership experience with examples of developing others and achieving high levels of performance. Experience of developing and delivering an asset management service. Comprehensive knowledge of asset management in a social housing setting. Understanding of legal requirements in relation to property maintenance. Knowledge of health and safety policies and best practices. Excellent communications skills. Someone who is commercially aware with strong business management skills. Great organisational skills able to work flexibly and well under pressure. Good ICT skills to use our data reporting systems. Someone who is a value driven leader that is focused, open minded and has a can-do attitude. Someone who can generate solutions, share knowledge and skills.
