Job Description

In summary, as The Interim Project Manager - Property Maintenance you will need to:Ensure the effective delivery of surveying, maintenance and planned works via the day to day management of Surveyors.Cover all aspects of property maintenance, major works, responsive repairs, planned works, refurbishment, fire management, servicing, voids, cyclical re-decorations, estate improvements and regeneration.Client DetailsThe client are a Housing Association based in Kent and across the South East.DescriptionThe responsibilities working as an Interim Project Manager - Property Maintenance are as follows:

  • To lead, co-ordinate and guide the activities of the Surveyors to deliver effective surveying, maintenance, planned works and cyclical programmes. Ensure that quality control and supervision is maintained for each contract, via site visits, assessing contract implementation
  • To provide technical support to the organisation and its contractors, including contract administration, defects diagnosis, the design and specification of improvement works, liaison with internal and external customers and the monitoring of project expenditure
  • Conduct property inspections, instructing contractors to provide estimates where required and commission remedial works, whilst abiding by standing orders and tendering arrangements
  • To complete fire risk assessments and audit FRAs of others. Validate work and sign off fire remedial works
  • To complete stock condition surveys and asbestos condition surveys, ensuring that all records are maintained appropriately
  • To ensure that a clear and consistent approach is in place in relation to the management of all risk areas connected to project delivery and that this is monitored and accurately recorded
  • Ensure all Section 20 and tender processes are completed in a timely way
  • To provide regular management reports in agreed formats relating to key aspects of the work
  • To act as Contract AdministratorPrincipal Designer, where required, by standard form of construction contracts/regulations. To include the management of budgets and programmes and liaison with customers and statutory authorities, as required, in the delivery of maintenance and property services
  • Investigate and resolve any complaints raised by residents relating to projects or services provided, in accordance with corporate requirements
  • Work closely with the building safety managers ensuring all relevant legislation is being adhered to. Ensure safety, quality control and productivity assessments are carried out so that all work complies with current codes of practice, standards and legislation, particularly Health and Safety
  • Ensure all Section 20 & tender processes are completed in a timely way. Ensuring data integrity ensuring compliance with GDPR regulations
  • ProfileThe successful Interim Project Manager - Property Maintenance will need:
  • Qualified or working towards CIOB, RICS, RIBA, MAPM or able to demonstrate equivalent knowledge and experience
  • A sound knowledge of building construction technology, contract administration, managing and delivering budgets, statutory authorities and legal requirements
  • Knowledge of landlord and tenant legislation, including that relating to leases and resident consultation
  • An understanding of the RRO 2005 and in conducting Fire Risk Assessments
  • A good knowledge of buildings, with the ability to manage a range of building related cases in domestic residential dwellings
  • A knowledge of party wall regulations and disrepair legal protocol
  • Proficiency in conducting stock condition surveys
  • An understanding of the section 20 process
  • Appropriate means of transport
  • Expertise in a building construction, surveying or planned maintenance projects environment
  • Ability to produce good accurate written reports and communicate with customers and other lay persons in addition to building professions
  • Ability to understand and work with contract drawings, specifications, tender documentation and legislative documents
  • A good understanding of budgeting processes and standing orders
  • Good understanding of Microsoft office suite, especially excel and word
  • The ability to start quickly
