Job Description

Job Title: Clerk of Works / Housing SurveyorLocation: Glamorgan, Wales, Local AuthorityContract: 3-months ongoingPay: Inside IR35 – NegotiableOur client, a local authority in Glamorgan, Wales, is seeking a highly skilled and experienced Clerk of Works / Housing Surveyor to join their team. This key role involves undertaking pre and post inspections, contract duties, and contributing to the preparationand control of contract works and response maintenance.Main Duties and Responsibilities

Conduct full property inspections, including void properties, and specify required works.
Record and report any defects to the housing stock and process any work relating to resolving these defects.
Identify tenant damage and unauthorized tenant alterations. Provide technical assistance where required.
Undertake site inspections to ensure work aligns with specifications, contract requirements, and associated documentation.
Record and refer any issues related to property conditions or tenancy conditions (e.g., breaches of tenancy, safeguarding, domestic violence) to the relevant Estate Management Officer.
Demonstrate knowledge and understanding of relevant Risk Assessments, Method Statements, Safe Systems of Work, and Health and Safety issues.
Possess knowledge of building construction, including a deep understanding of asbestos-containing materials and associated risks.

Experience/Qualifications Needed

Ability to carry out site surveys, recognize building defects, analyze, evaluate, and offer solutions.
Proficient in reading and preparing drawings, schedules, safety plans, programs, reports, and specifications.
Good diagnostic skills and experience in pre-inspecting and diagnosing requirements for repairs, new installations, or refurbishments.
Experience in building maintenance, repair service, or equivalent business environment.
Previous work within a large organization, demonstrating strong organizational skills and a commitment to customer care.
Familiarity with asbestos and experience examining risk assessments, plans of works, etc.
Experience in a housing or construction-related service.
