Site Manager required for a busy house builder for a new site in Manchester. Essential requirements - proven track record working within house building including D&B housing association developments, timber frame experience (desirable) and hold valid SMSTS, CSCS Card and First Aid certificates Salary/Package - £50k - 58k (DOE), company car / car allowance, quarterly bonus, company pension, private healthcare plus additional company benefits Site Manager A leading UK house builder on a rapid growth plans and are looking to recruit an experienced Site Manager to manage a new development in Manchester. The Role Reporting to the Contracts Manager based on site you will be responsible for the daily management of a busy new build housing development ensuring properties are built to a high standard within budget and programme. Duties will include: " Ensure visitors are aware of the company Health & Safety Policy ensuring that they are accompanied by a company representative " Ensure that Company Health & Safety Policies and procedures are strictly adhered to " Maintain and produce, on request, up-to-date Health & Safety records " Ensure all Environmental and Waste Management Policies are adhered to " Ensure that all staff, sub-contractors and visitors to the site are appropriately inducted " Fully co-operate with the Companys Customer Care and Customer Satisfaction Policy and Procedures " Provide training, coaching, appraisal and support as required to improve the performance of directly employed site staff " Take ownership of agreed build programmes at pre-start meetings and accept and check the full build package handed over at this meeting " Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided " Conform to building regulations and warranty providers requirements (NHBC & LABC) " Ensure cost effective production in line with development budgets by ensuring that the work undertaken is in full accordance with the cost provision allocated " Organise regular site production meetings and pre-plan and ensure efficient usage of all resources, including labour, sub-contractors, plant and materials " Ensure accurate production/progress returns are updated " Attend and minute a weekly Sales/Construction Meeting " Ensure the quality of finished product and thoroughly inspect and snag each plot prior to each NHBC key stage inspection " Ensure all site administration is carried out in accordance with Head Office requirements Skills & Experience Required " 5 to 8 years minimum experience of overall management of new build housing projects. " Excellent knowledge of building construction and site management. " Excellent knowledge of Health, Safety and Environmental policy and procedure " Professional communication style, collator, delegator and management skills. " Professional management style, able to motivate team members and be decisive to ensure positive outcomes. " Excellent attention to detail, good administration skills and well organised to meet deadlines and timescales of projects. " Must be IT literate including . programming skills.
