Job Description

Part Time 15 hours per week. Monday - Friday 3 hours per day (times to be agreed)The Role of the Site WardenHall Mews in Boston Spa is an age exclusive block development of 25 units close the amenities of Boston Spa. As the managing agent of the building, we are now looking to recruit a new Site Warden/Secretary to coordinator services on behalf of the leaseholders.Key Responsibilities of the Site Warden:Welcome new residents into their homes and explaining facilities to their dwelling, especially the alarm call system and the community generallyMonitor quality of services provided to customers by external contractors.Ensure all administration is up to date on a daily basis, including handover notes to the Response Centre.Prepare records detailing the needs of the residents and details of their medical condition where relevant and facilitate any support required. Make regular contact with residents and visit those residents who have requested to be visited or where appropriateMaintaining a daily log of significant events and activities on the scheme generally and specifically to the health and welfare of residentsMaintaining essential records on each resident such as relatives health GP etcUndertaking necessary system checks in line with established procedures, in particular the alarm call system.Providing help, comfort and general assistance to residents in the case of accidents or illness until support from relatives/statutory services are available.Encourage, promote and assist residents to develop and maintain social activities in the wider community.Carry out regular estate walkabouts with associated paperwork and all repairs, defects, health & safety issues reported to the Property ManagerTo escalate any Service Charge issues to the Property Manager and Finance Team to assist in ensuring that appropriate and correct service charges are applied to customers for services received.Liaise with the Property Manager, Contractors and Customer Service Team regarding repairs and maintenance and any other issues that affect the smooth running of the scheme.Ensure the cleanliness and excellent presentation of the developmentSupervise the maintenance of grounds and gardensAnswering and responding to calls on the emergency call system and bringing in emergency services as requiredSkills, knowledge and experience Required:
