Senior Property Manager - Dickens Heath, Birmingham - up to £28-30k depending on experience My Client is an award winning multi-disciplined property agency based in the West Midlands. You must be meticulous and detailed and able to communicate on all levels with Landlords, Tenants and Contractors alike. An experience in people management is essential as the successful Candidate will be managing, reviewing and coaching 2 staff members to ensure the department delivers the highest results. You will work to an impeccable standard and be used to handling a large portfolio of properties, with a proactive approach to keeping on top of the many tasks that fall under the property management umbrella.Role OutlineThis role is for a Senior Property Manager who will head up a small but busy team of Property Managers within this thriving department. The role will include, but not limited to, the following:Role Responsibilities- Ensuring that all managed properties comply with current legislation with regards to gas safety, fire and furnishings, electrical safety & non-resident landlords.- Arranging inventories, gas safety certificates, EPC’s and all other legal documentation to ensure that all managed properties comply with current legislation. This includes all tenancy documentation.- Manage tenancy renewals .- Liaising with Landlords and negotiating with contractors for works to be carried out on properties.- Deal with complaints from Landlords and Tenants.- Handle deposit dispute negotiations.- Chase overdue rental payments.- Manage the property diary system to ensure that all reminders, gas safety inspections, management visits and tenancy renewals are completed on time.- Line management of 2 Property Consultants including their ongoing training & development.- 8.45am - 5.30pm Monday-Friday- 1 in 4 Saturdays 9am - 5pm (day off in lieu in previous week)- Occasional Sunday’s 10am - 2pm (paid at full day rate)Experience, qualifications and desirables- Property Management experience is ESSENTIAL- ARLA qualified- Excellent customer relation skills- The ability to work on their own initiative as well as part of a team- The ability to prioritise their workload and act competently under pressure- Be pro-active, a quick learner and have excellent attention to detail- Good communication skills and telephone manner- Excellent problem-solving skillsWhat you need to do nowIf you feel you have the stand out ability to succeed in this Senior Property Management role and have the drive to match this multi-award winning agency, click apply now to forward an up-to-date copy of your CV, or call us to discuss any other available roles.
