Job Description

Lettings Property Manager - Rednal - up to £25kMy client is a leading and long established independent Lettings brand based in Rednal, Birmingham who have built up an impressive business over many years. Due to continued growth within Lettings, they are looking for an experienced Lettings Property Manager.You must be presentable, a good communicator, willing to learn but also able to use your own initiative. The Property Manager will have previous experience ideally within a similar property related role. This is a lovely, independently run company with a greatfriendly team!This role will include all aspects of Property Management including building relationships by liaising with landlords and tenants, dealing with maintenance, actioning works, issuing section notices, deposit management, carrying out property inspections anddealing with general lettings administration.Main Duties for the Property Manager Role:

  • To maintain a good working knowledge of each Landlord’s requirements and their properties
  • To arrange and carry out property visits, identifying issues in need of attention and arrange the relevant contractors to attend
  • Ensure that safety inspections are carried out in line with current legislation
  • Manage communications from Landlords, Tenants & Contractors and react to them promptly
  • Respond quickly to urgent maintenance issues and ensure that tenant’s safety is not compromised
  • Engage and oversee contractors and repairs
  • Keep property files and computer records up to date to enable efficient management by all members of the team.
  • Finalise end of tenancy check outs, deposit returns and disputes through the DPS / Deposit alternative scheme and liaising between tenants and landlords to ensure the property is ready for the next Tenant, updating utility companies and ensuring that accuratenotes are kept to ensure that appropriate payments are collected and processed
  • Coordinate quotes for repairs and maintenance
  • Liaise with and update the Lettings team
Key Skills Required for the Property Management Role:
  • Property Management experience is required
  • You will be a strong communicator with excellent inter-personal skills
  • You will be accurate, organised, numerate and technology savvy
  • Team player with the ability to work under pressure
  • Well presented
  • Strong attention to detail
  • Full UK Licence and car
