CaretakerOxted, Surrey, RH8Monday to Friday - 8am to 4pm (negotiable)26,000 - £28,000 (experience dependent)The RoleOur client is looking for enthusiastic individuals to carry out work with our various clients. Working within the property management industry, this company oversee the day to day running of private residential developments across the country.We are currently looking to recruit a skilled and experienced Caretaker to take care of the upkeep and maintenance of three new-build, high-end residential buildings on a development based in Oxted, Surrey.Duties/Key Responsibilities

• Carrying out general maintenance and repairs including basic plumbing to a high standard and in a timely manner.
• Ensuring the areas responsible under management are maintained to the high standard expected by our client.
• Supervising the on-site cleaning operative and ensuring the cleaning services across the development are managed to a high standard.
• Overseeing the grounds maintenance contractors, keeping the grounds looking their best.
• Carrying out building checks, notifying management of any defects or repair concerns.
• Assisting management in reporting repairs to contractors that are outside your skillset.
• Inducting, escorting and supervising visiting contractors as required.
• Carrying out regular patrols of the grounds and taking necessary actions to safeguard security and safety of residents, staff and authorised visitors, making suggests for improvements to management.
• Ensure compliance with all relevant statutory requirements including Health & Safety, carrying out weekly testing on safety systems as required by law.
• Ensure that equipment and tools are safety checked and used in line with the manufacturers guidelines.
• Make safe and ready for collection any bulky items left in bin stores.
• Carry out adhoc and cyclical jet washing tasks of bin stores and walkways.
• Checking communal lighting and replacing blown bulbs.
• Assisting the cleaning contractor with sweeping of hard surfaces and litter picking of soft surfaces, and cleaning of windows within easy reach.
• Regularly review tools and consumables and work with management to procure any equipment/materials deemed necessary to complete required cleaning.
• Ensure stores and equipment are kept secure and in accordance with health and safety requirements.
• Taking and sharing electric meter readings for communal services and residents.
• Managing communal keys on behalf of management.
• Ability to work closely with the management team & colleagues

• Commitment to Customer Service with good communication skills.
• Maintenance and repairs experience, including working with power tools.
• Demonstrate excellent understanding of health & safety regulations and considerations.
