Job Vacancy Reference: 1423Property Manager Permanent, Full TimeNottingham City Centre£18,000 - £20,000Monday - Friday9am- 5:30pmOverview:We are recruiting a property manager with minimum 6 months experience for our client. The successful candidate will join a dedicated, motivated, well-established lettings and property management company located in Nottingham city centre. Due to increaseddemand for their exceptional services, are expanding to meet client demand. The company is expanding significantly, and the role will report directly to the Managing Director.This is a fantastic opportunity for the right candidate to join a successful lettings and property management team. They are looking for a confident and well-organised property professional to help deliver our 5-star services. The successful candidate could have more options and opportunities to grow their career.Please note that previous experience in a lettings/ property manager role is preferred. Candidates need to have full driving license and be computer literate in Excel, Word, Power Point, Outlook and basic office software.Soft skills and desirable traits:

  • Good time management skills are essential.
  • Be organised at all times, possessing a strong eye for detail.
  • The ability to work under pressure whilst working to tight deadlines.
  • The ability to work as an individual and as part of team, communicating and working alongside colleagues in a positive manner at all times.
  • Boast strong communication skills, with an excellent phone manner and the ability to deal with clients face to face.
  • Oversee an existing property portfolio of 35 units and deliver high-quality property management services to our clients
  • Responsibilities and Duties include but are not limited to: Part 1 - Property Manager
  • Assist with the full lettings process from advertising through to referencing, contracting, deposits and move-in
  • Arrange inspections, re-lets, renewals, move-out and deposit returns
  • Maintain and deliver excellent communication keeping all parties fully informed throughout the lettings and management process
  • Ensure compliance of the whole portfolio by organising and instructing relevant certification and liaise with contractors to deliver a seamless and quality service
  • Maintain the properties in excellent working order, working closely with external contractors and our internal maintenance team to keep the properties in great condition
  • Undertake all work to meet our core values of integrity and quality service
  • File important documentation and ensuring that office procedures are adhered to at all times
  • Produce monthly statement for landlord clients
Part 2 - Office administration:
  • Produce weekly team meeting agenda and meeting minutes
  • Analyse company and asset performance. Produce relevant management reports
  • Check and respond to emails
  • Liaise with Company accountant and bookkeepers
  • Market/desktop research
  • Liaise with videographer and photographer
  • Liaise with other tradesmen
  • Source and buy products and services
  • Support the team where required to ensure the smooth running of the office at all times.
  • Other tasks and errands as required to achieve the business goals
Opportunity for progression and promotion
  • 6 months probation period
  • Opportunity to be promoted to Senior Property Manager if achieving Outstanding rating 2 years in a row
Preferred qualifications, education and training
  • Previous experience in a lettings/ property manager role is preferred.
  • The Level 3 Award in Residential Lettings and Property Management is preferred. If you do not have the Level 3 Award you will be expected to achieve this within your first year in the role (the clienty will fund this)
Salary and benefits
  • £18,000 - £20,000 basic subject to ARLA Level 3 qualifications.
  • The pay bands include a £1,000 car allowance.
  • Parking space provided near office in NG1.
  • Bonus / profit share scheme - up to 10% of salary.
