Job Description

The Estates and Facilities Department provides a number of essential services to my client and is responsible for the management and facilities maintenance of the main campus and outlying properties, including:*Capital development of new build and refurbishment / remodelling works*Planned and reactive maintenance of the estate buildings, associated equipment and building services*Out of hours on-call for emergency maintenance*Procurement and management of utilities - gas, electric and water*Trade effluent and sewage*Operation and maintenance of the District Heat Network (DHN) and Energy Centre including biomass boiler and Combined Heat and Power (CHP) plant*Refuse and waste collection including recycling*The Private Water Supply (PWS) - abstraction, treatment, distribution and monitoring of water quality*Housekeeping and managed laundry services*Security and portering*Postal services*Reception and switchboard*Car parking*Ongoing maintenance of space records*SignageMain Responsibilities*To understand the workings of the mechanical building services and mechanical controls across the estate*To carry out planned, preventative and reactive maintenance of mechanical equipment and ancillary plant including remedial works as a result of the scheduled inspections programme. Includes oil and gas boilers and electric hot water calorifiers. *To carry out installation of new mechanical equipment and ancillary plant in accordance with manufacturers instructions, statutory regulations, relevant codes of practice and working off design drawings / specifications where necessary. Includes the installationof heating system pipe work, valves, pumps, boilers, calorifiers, plate heat exchangers, fill and spill sets, dosing pots and other such fittings and equipment. *To carry out lagging and insulation of pipe work, valves and other mechanical fittings in plant rooms, buildings and service areas.*Work from drawings and specifications including setting out work and protection of work during various stages of construction, designing and constructing form work and concrete shuttering for minor works *Fabrication of purpose made elements/components/fittings using specialist equipment and machinery when necessary with prior agreement of the Trade Supervisor.*To be able to diagnose faults and issues with heating and domestic hot water through practical investigations in plant rooms and in buildings providing reports and recommendations.*To have a broad understanding of the District Heating Network (DHN) to see that secondary systems in plant rooms and local boilers are not set to conflict.*To carry out all necessary monitoring, testing and day to day operation *Prepare mechanical equipment and ancillary plant for engineering, statutory and insurance inspections.*Set heating schedules and monitor in buildings not connected to the BMS in accordance with timings set out by managers or supervisors.*Keep appropriate and accurate records on works, inspections, measurements and monitoring carried out as required by the role, legislation or as instructed by managers or supervisors*Where works will negatively impact on the day-to-day activity of the campus, make sure the Supervisor is informed so suitable communication can be issued and contingency measures put in place.*Maintain good house keeping and keep all equipment maintained and in good working condition when not in use and order stock and trade related materials when needed*Liaise with external mechanical building services contractors in the performance of their duties.*To have a flexible approach to the work and be able to work beyond the normal hours of duty if required and to carry out other tasks from other disciplines should circumstance apply.*Respond to fire and other emergency life safety alarms whilst on campus in accordance with the Fire Safety Management Plan. Keep records of fire alarm activations up to date.*Participation in the emergency call-out rota to attend campus promptly outside the normal hours to carryout maintenance tasks including other tasks from other trades.Key Requirements*Fire Warden*Asbestos Aware*Participate in the emergency call-out rota for out-of-hours attendance on campus.*Able to drive University vehicles *Safe use of MEWPs, loadall and other such equipment*Working on campusQualifications, Skill and Experience *Qualified to NVQ Level 2 in relevant construction skills discipline or equivalent. *Be a professional with industry and professional recognition and certification of achievement of skills and knowledge.*Experience of delivery of installation and maintenance of mechanical services in a large estate.*Experience in the use of a building management system.*Knowledge of health & safety regulations*Knowledge of legislation requirements.*Knowledge of IT.*Able to undertake fault finding and diagnostics of problems in mechanical building services and systems.*Able to interpret works required from technical drawings and specifications.Spring Engineering Solutions (a trading name of Roevin Management Services Limited) acts as an employment agency for permanent recruitment and an employment business for the supply of temporary workers.
