We are currently recruiting an Asset Strategy Manager for a large, well-established firm, based in Newport. This person will play a pivotal role in the leadership of the Property & Place team, preparing and managing budgets and ensuring procurement, andproject and programme controls are in place so that the P&P team meets the investment and delivery plans. They will be responsible for developing and actively managing the asset management strategy.The Role: Plan and provide direction for the delivery of the rolling annual, 5yr and 30yr planned programme of investment to our stock including commercial property. The Lead Asset Strategy Manager will set out and embed the decarb / sustainability, energy and fuel poverty plans working across the association to develop and deliver all homes to NetZero by 2050. This post holder will be responsible for securing external decarb (or similar) funding. The post holder will lead and manage all strategic, corporate and operational aspects associated with Asset Management across the association including ownership of stock condition information and NCHs asset appraisal model, its use and outcomes such asinvestment / divestment. The Lead Asset Strategy Manager will be responsible for increasing customer satisfaction and driving out cost by reducing the number of disrepair and damp / mould claims. Ensure appropriate resources are in place to deliver services, monitor and appraise performance and develop individuals and teams while keeping structures and roles under review. Set ambitious targets for the team and intervene swiftly and consistentlywhen targets are at risk.Management Responsibilities: Provide strategic and innovative leadership across the association and to the department, developing a coaching culture, leading transformational change as well as continuous improvement. Ensure robust performance management strategies are in place within the Asset Management department. Build resilience and keep structures and roles under review, setting ambitious targets and intervening swiftly and consistently when necessary to createa pro-active performance culture. Responsible for supporting the board, committees and senior team in line with governance arrangements. This may include establishing and leading corporate projects, and task and finish groups. Responsible for reports presented to the leadership team forthe department. Responsible for representing the association and building external networks at national and local levels on all senior matters, continually monitoring, planning and responding to the changing operating and strategic environment. Responsible for negotiatingwith key stakeholders to deliver key outcomes for NCH. Act as a champion for service improvement, ensuring the analysis of performance data and trends is used to deliver customer focused department services and that there is a constant strive throughout the association for continuous service improvement.Essential Skills: Have detailed knowledge of current Welsh government policy on energy efficiency funding and grants and complete applications to secure additional funding. Have experience of energy and sustainability related construction and technology projects with specific reference to external funding arrangements. Educated to degree level or equivalent experience / hold a relevant professional qualification. Experience at senior management level within a large complex organisation with excellent leadership skills. Experience of leading on policy and strategy development and evidence of developing an active Asset Management strategy. Excellent interpersonal skills to include strong communication, influencing and negotiating abilities. Highly organised with excellent planning and co-ordination ability gained from working in a high-pressure environment with conflicting priorities.NB:Full position profile and detailed job description available upon request.
