The Group provides grocery, merchandise, fuel and food service to consumers through partnerships with global brands including Starbucks, Subway, Spar, Greggs, KFC and BurgerKing.What will my role look likeDue to the recent and significant expansion of our operational portfolio, we are looking to recruit a Senior Estates Surveyor to join our existing estates team! The position will report into the Estates Manager and will assist the running of our operational,investment and sublet property portfolio across the UK and ROI. The newly formed role will include all aspects of property and asset management with afocus on Landlord and Tenant related matters.What would my main responsibilities be

• Successfully undertake rent reviews and lease renewals and instruct and monitor external agents to minimise their financial impact on the business and maximise operational flexibility.
• To look to take advantage of market opportunities in the form of the purchase of freeholds, sale and leasebacks and lease regears and extensions.
• Contribute towards the effective management of the existing portfolio across the UK and ROI to support the growing success of our operational brands.
• To identify, investigate and add value to the portfolio to the benefit of our existing businesses and brands.
• Liaising with both landlords and tenants and their respective advisors to ensure the smooth day-to-day management of the property portfolio.
• Contribute towards the monitoring and challenging of all property-related holding costs in conjunction with other team members and external advisors.
• Build strong relationships with both internal and external advisors and stakeholders including solicitors, property advisors, managing agents and landlords.
• Assist in the running and operation of the property function within EG Group.
• To work closely with our existing Construction and Planning team to ensure projects on leasehold sites are delivered on time and without any issues.
• Optimising rental income, the disposal of surplus accommodation and maintaining relationships with subtenants to make sure they comply with their contractual obligations.
• In conjunction with external consultants and advisors, to provide focused and site specific support on other aspects of estate management including areas such as rating, compulsory purchase, the closure and disposal of sites and dilapidation claims.

Candidate Requirements:

• A strong and proven track record of dealing with leasehold premises with particular emphasis on a structured approach to the successful settlement of rent reviews, lease renewals and lease regears and extensions.
• Previous experience in the retail, food-to-go, leisure and roadside sectors would be preferable and advantageous.
• Able to demonstrate good communication skills at all levels and build and strengthen professional relationships with internal and external stakeholders.
• Able to manage your time effectively in a fast-moving and dynamic work environment to deliver matters and projects successfully and in a timely manner.
• Good IT skills to include, but not limited to, Excel, PowerPoint and Word as well the management and operation of the Groups property Database, Qube.
