Job Description

A great opportunity has emerged for a Housing Options Assistant (Voids and Allocations) to join an established Kent based Housing client for an initial period of 4 weeks before moving onto an FTC contract. This is a full time and remote working position.You will be working within the Housing Options team to provide assistance and support to deliver the Organisations Tenancy strategy. You will be responsible for: *Issuing Notice to End Tenancy Forms to tenants. *Completing Notice to End Tenancy forms and advising tenants in reception and providing guidance to the Customer Service Advisors on end of tenancy issues. *Co-ordinating new voids by informing the relevant Housing Options Officer; Housing Manager and Income Manager of end of tenancy requests being received.*Requesting pre-void inspections from Housing Managers and uploading properties on Tenant Termination and Lettings (TTL) management system for finance to assess. *Ensuring all due to be void properties are recorded on the relevant systems.*Upon receipt of the Notice to End Tenancy Form; co-ordinate updates to the relevant systems, issue acknowledgement letters to tenants and inform the Housing Options Officer, Housing Manager and Income Manager.*Ensuring keys returned by tenants are collected, recorded and distributed to Contractors promptly to reduce the void turnaround times to meet KPI targets.*Terminating rent account on receipt of keys from tenants.*Produce reports on void properties and due to be void properties for the weekly void meeting and out of management reports for the monthly Asset Management Group meeting*Attending the voids meeting with the Housing Options Manager and co-ordinating through systems and issuing update to the Housing Options Officers, Tenancy Management, Support Officers and all other relevant parties.*Liaise with the Housing Options Manager on "out of management" and "temporary unavailable" properties in accordance with KPI figures; and record details on relevant systems.*Assist with general telephone enquiries from customers and colleagues related to the housing options process, ensuring quick response to queries.*Collate and raise purchase orders *Use Computerised Invoice System to code and approve invoices (including heating, lighting and council tax) for void properties. Apply for class B council tax exemptions for relevant properties.*Ensuring void management systems are set up and maintained, and ensure that end of tenancy and void scanning is kept up to date.*Contribute to the review and development of effective voids management systems and procedures As the client is keen for the candidate to hit the ground running previous experience of carrying out a similar role within housing association or public sector client would be beneficial.
