The key success factors at the heart of this business are; excellent customer service, quality properties in the right location and competitive pricing.We are looking for an experienced, motivated & innovative Property Manager to be in charge of the office and operations.Key responsibilities of the role holder;- General Management; Hiring & management of office staff. Setting standards & identifying appropriate training / continuous improvement opportunities.- Revenue Growth; Maintaining / increasing existing rental streams whilst generating new revenue opportunities through larger portfolio, retaining tenants, ensuring rent is competitive.- Cost Management; Increase overall profitability through cost control measures. Value for money.- Customer Service; Provide a fantastic experience whether it be prospective or existing tenants, contractors or landlords.- Financial Management; Ensure appropriate processes / reporting in place to monitor & execute financial transactions.- Communication; Interfacing with Landlords, Contractors & Tenants through various methods; email, telephone, messaging, in person. Be able to deal with various demanding scenarios when required whilst remaining in control of the conversation.- Legal & Professional; Ensure all legal / HMO requirements are complied with. Maintain and add affiliations required. Professional property accreditation.- Commercial; Ensure all contracts with Landlords, contractors and tenants in place.- Management Reporting; Determine & providing monthly management reports.- Quality Assurance; Develop appropriate metrics and gather feedback on the services provided.- Marketing; Advertise on various internet platforms plus own website and shop front.- Systems & Processes; Be computer literate in at least Microsoft or Apple suite of office programs. Suggest ways to improve on existing systems / IT architecture and ways of working. Be able to take advantage of social media.- Visibility; To lead staff by example. Our office is based on the heart of the area we operate within. Daily attendance to maintain / build relationships with tenants, contractors and landlords is essential.Job Type: Full-timeSalary: £22,000.00 to £26,000.00 /year
