Job Description

Salary: £42,684Location: Haringey, North LondonContract: 12 Months FTCHours: 36 hours per weekAbout the role:The post holder will develop and implement a strategy to improve voids management working across the whole organisation. The role is responsible for ensuring that performance targets and service standards are met, properties and garages are let promptly, void times are minimised and rental income is maximised. To solve problems through joint working and offering expert knowledge on voids management.About you:The ideal candidate will have the ability to build effective relationships with all teams involved in the voids process (Voids repair teams, allocations and lettings, tenancy management, customer services, disrepair team, legal etc). To develop the performance culture within those teams, to ensure that voids are prioritised and turned around in the quickest time possible.You will also analyse qualitative and quantitative performance and customer satisfaction data in relation to the voids process and work with all relevant partners to jointly solve problems and facilitate an improvement focused culture, including initiating improvement plans as required.Duties and responsibilities

  • To effectively manage, monitor and develop systems which monitor progress of works, chase works ordered, and ensure tenants or prospective tenants, tenancy management and other officers are informed of progress of works and likely completion dates.
  • To act as the lead officer when dealing with internal and external customers and customer representatives in respect of services provided by any team in the voids process and to take overall responsibility for achieving performance outcomes and standards.
  • To manage the voids budget estimated at £4m (including variations to the cost and scope of the works), approve works in line with the Haringey Lettable Standard, and ensure value for money in the way services are provided.
  • To be the Company’s subject expert on matters relating to void property management, to assess legislative and other changes affecting the service, develop new and amend existing policies and procedures, and to implement the required change to working practices.
  • Work in partnership with the communications team to deliver effective communications and campaigns aimed at improving marketing of properties and developing a resident culture of leaving the property in a good state of repair and maximising notification of ending a tenancy.
  • Support wider objectives of Homes for Haringey and Haringey Council by providing integrated services, effective information and support to new tenants, and by sharing information effectively e.g. early identification of tenancy fraud, provision of advice and support in relation to Financial Inclusion.
  • To play a key role in develop policy, and to develop service strategies and business plans and set individual and team objectives.
  • To keep up with and strive to create industry best practice, and to use benchmarking, market research and user engagement to understand and improve services both comparatively and to meet local need and preference.
