Job Description

Salary: PO5 (£42,684 - £45,585)Location: Haringey, North LondonContract: Fixed Term Contract (6 months)Hours: 36 hours per weekAbout the roleWe are offering an excellent opportunity for a Responsive Continuous Improvement Manager to grow and develop within the Repairs team of Homes for Haringey, whilst making a huge impact on the future of the organisation. Our repairs team is striving for excellence and requires an experienced and highly knowledgeable individual to assist in managing our team of team leaders with delivering a high quality service to our residents.As a Responsive Continuous Improvement Manager, you will be responsible for managing and monitoring the performance of service quality, quantity, the following of Health & Safety protocol, cost control and deadlines for agreed completion dates.About youYou will be assisting the head of repairs with preparing business plans, monitoring budgetary expenditure and ensuring deadlines are met within the team. You will ensure that negotiations are carried out with clients and sub-contractors, accurate estimates are provided and other costs are recovered in compliance with Homes for Haringey’s procedures.We are looking for a qualified and experienced individual with a Trades or Repairs surveyor background. You must be knowledgeable in regard to construction, building maintenance, Repairs and health and safety regulations. A must have a full driver’s licence for this role and preferably a NEBOSH / ROSPA construction Health & Safety, CIOB maintenance, IMBM maintenance certificate.Key Responsibilities

  • To assist the Head of Repairs to prepare a Business Plan for the areas allocated and monitor performance against that Business Plan.
  • To assist the Head of Repairs in monitoring the budgetary expenditure.
  • To assist the Head of Repairs in ensuring that all work is programmed and completed within contractually defined timescales.
  • To manage the Team Leaders to ensure the team’s work effectively and productively to deliver a high quality, cost effective, customer focused service, 24/7/365 in line with the quality management system.
  • To lead and manage the team leaders and staff, including dealing with, recruitment, sickness absence, undertaking appraisals in accordance with the performance appraisal guidelines, conducting monthly one to one meetings, objective setting and monitoring/managing performance and managing performance and misconduct and instigating the appropriate procedures as and when necessary.
  • Plan and programme the workload to ensure correct job progression within each property. Ensure that all materials and information are available to the operation teams.
  • To ensure that proper negotiations are carried out with clients and sub-contractors, accurate estimates are provided, and ensure that variations and other costs are recovered in line with company procedures and proper accounts are promptly submitted.
  • To determine the effective and efficient utilisation of human resources, plant, equipment, materials and transport. Key Knowledge
  • Extensive knowledge of HRS and the ability to deputise for the Head of Responsive Repairs & Call Centre
  • Building maintenance/ sound knowledge and experience of delivering a responsive repairs service and or planned works service.
  • Good leadership skills
  • Staff supervision and management.
  • Housing improvement projects and development regeneration programmes.
  • Use of Optitime, OHMS, Task or other similar systems.
