Job Description

Salary: £36,711 per annumLocation: Haringey, North LondonContract: 6-month FTCHours: 36 hours per weekAbout the role:The purpose of the role is to manage quality control and carry out inspections of gas contract works/repairs and serving including domestic and communal systems. Ensuring compliance with contract conditions, the gas regulations and responding to the needsof our tenants, whilst being efficient and effective.To ensure works/services carried out by contractors are in accordance with the contract conditions, standing orders that provide value for money and comply with current legislation.About you You must ensure compliance with L8 Legionella and gas regulations legislation and ensure all activities undertaken are carried out to the highest standards of integrity and professionalism in accordance with the HfH policies and procedures. You must havethe experience of working with residents and undertaking complex defect diagnoses across gas and mechanical engineering building services.Duties and responsibilities

  • Manage/check the monthly contractor applications, using the post inspection process to ensure works are carried out, to HfH standards, sustainable, cost effective delivering value for money.
  • Check, update boiler asset register, for the recommended adjustment of contract risk for contract administrator.
  • Monitor requests for chargeable repairs, writing variation reports to justify this spend.
  • Monitor the level of boiler replacements/new distribution system against the capital budget.
  • Carry out investigations for members inquiries, complaints stage 1 and 2 providing detailed reports for response letters to be drafted.
  • Attend site, liaise with the Transporter of gas, emergency service provider relating to distribution renewal and meter location programmes affecting tenants and leaseholders.
  • Advise residents on appropriate boiler replacements and the correct use of appliances, to ensure compliance around the environment HfH properties and buildings.
  • Produce monthly KPIs relating to Post inspections and customer satisfaction.
  • Maintain up to date knowledge on changes in legislation, national and local trends and initiatives in order to ensure the service meets changing legal obligations and implement best practice to improve services.
  • To ensure compliance with Standing Orders, policies and procedures and audit requirements.
  • To build and maintain effective, multi-agency partnerships, networks and relationships with Heads of services and external partners, e.g. other statutory organizations, Government departments, MPs, Police and LFB.
  • May be required to attend sites out of normal office hours and within urgent time scales to deal with emergencies.
Essential Qualifications
  • Minimum ACS (Accredited Certified Scheme) in gas safety, boilers, cookers and fires.
  • Gas safe registered.
Essential Experience
  • Sound and extensive experience of the installation and maintenance requirements appertaining to the delivery of the day-to-day management required of an M&E Service. Ensuring compliance in line with statutory requirements
  • A thorough understanding of the current laws relating Legionella and gas Regulations and the Statutory Instruments for Consumer Protection and Health & Safety.
  • Experience of implementing quality systems
  • Experience of managing complex contracts delivering high volumes of Mechanical engineering building services repairs to housing, office and other building types.
Knowledge and skills
  • Excellent customer care, staff management and interpersonal skills.
  • Ability to, monitor and control budgets.
  • High level analytical skill and an ability to deliver creative solutions and information in a diverse environment.
  • Ability to communicate highly effectively, work under pressure, multi-task and maintain high levels of attention to detail.
  • An understanding of the landlords responsibilities under the gas regulations 36
  • Management best practice and techniques.
  • Building practice, building law and emerging trends
