Job Description

Property Valuation ManagerWetherby £36k pa plus excellent bonus and benefits Package Job OverviewThe Property Valuation Managers main objective is to oversee the acquisition of contracts introduced to the Company with a view to making purchase decisions alongside the CEO and where necessary undertake further negotiations should it be necessary aftera review of the facts.Ensure correct trade decisions regarding the stock introduced by TPBC are made. Provide training, direction and feedback to the Company as a whole.Responsibilities :Reporting & Communication:

  • Preparing new property information reports and presenting new opportunities to the Acquisitions Director and the wider Company where appropriate.
  • Collate information working with admin personnel
  • Provide regular training and development with consultants to enhance their contract performance.
  • Update and track relevant spreadsheets with agreed deals
  • Assist with negotiations across all departments
  • Provide management information on a weekly basis to line manager regarding
  • Deal quality
  • Deals agreed
  • Deals transferred internally
  • Deals - NFA required
  • Work closely with the Progression department and take advice regarding acquired timescales to manage customer expectations
  • Organise, attend, and provide feedback at regular meetings with consultants and regional managers, providing feedback to improve performance
  • Manage the property pipeline ensuring all metrics, project plans and dashboards are updated
  • Communicate and update vendors on a regular basis
  • Contact vendors at purchase stage to identify and close revenue opportunities
  • Collaborate with the wider team to develop and implement the property acquisitions plan to achieve company goals and objectives aligned to our growth plans
Instructions:
  • Work closely with, instruct and manage external consultants as necessary to ensure delivery
  • Negotiate the purchase of all files through the Company
  • Provide all commentary within the pack as to saleability
  • Research and prepare packs to enable intelligent and thorough purchase decisions can be met
  • Ensure in house completion dates are adhered to
  • Ensure handover of property purchase to relevant department is undertaken in a timely manner
Leadership
  • On growth of the department work closely with the Head of HR to implement relevant policies and performance plans
  • Contribute to the recruitment process as and when required by senior management
  • Contribute and attend any staff performance meetings in conjunction with senior management, as and when required
Other
  • Work closely with the senior teams across the business.
  • Support senior management
  • Preparation of packs and outreach collateral (marketing) for all future property acquisitions
  • Responsible for overseeing acquisitions on the route that includes a highly diverse mix of properties.
  • Actively promote and embed Equality Diversity and Inclusion (EDI) in all activities, and support and comply with all Company initiatives, policies and procedures
  • Be aware of market conditions and remain up to date with current property values so as able to advise senior management of potential change in market conditions
  • Any ad hoc duties as required by senior management
Candidate Specification:
  • Strong sales skills and ability to negotiate are essential.
  • Ability to build rapport with others in a short period of time, finding common ground and being able to genuinely connect with people.
  • Strong communication skills, ensuring all individuals associated with the department are communicated with thoroughly and efficiently throughout all processes.
  • Competency with numbers, being able to effectively work out prices, yields, and discounts
  • A good attitude towards organisation and efficiency
  • Strong management and negotiation skills
  • Knowledge within the property industry is essential.
  • Able to work in a fast-paced environment and analyse information and financial figures
  • Actively seek feedback and drive activities to constantly improve individual performance
  • Commercially aware - understand the needs of the core business whilst having a knowledge of the residential property market
  • Able to make decisions and raise / report issues objectively
  • On growth of department, in conjunction with line manager and Accounts department, determine department targets
  • Key contact for managing and resolving difficult queries prior to escalating to senior management
Working hours:
  • Mon - Thurs: 09:00 - 18:00
  • Friday: 09:00 - 17:00
