Job Description

Our Gifted Housing Service is currently looking to hire a Maintenance & Housing Manager on a permanent basis. Our Gifted Housing Service manages a variety of residential properties which have been donated to the Charity. The GHS team notonly manages these properties but we provide a care coordination service to our donors. Therefore you have the opportunity to collaborate with a talented team who have a broad spectrum of knowledge across property and care.If you are an experienced Property professional who can maintain the service we provide by ensuring repairs both urgent and cyclical are completed on time, within budget and to a satisfactory standard, oversee sales of vacant properties, manage any tenancyconcerns diligently and ensure the Gifted Housing Service continues to run successfully for the charity, please apply below.This role offers hybrid working between home and the Radstock office (BA3 4XD). There is an expectation to be in the Radstock office circa twice a month. Frequent travel to our donor and tenanted properties will be required and travel expenses willbe paid for this.This role is 30 hours per week across 4 days (Friday being a mandatory day, with the other 3 days to be agreed). Age UK internal grade - 6NMust haves:* Proven experience in planning and managing cyclical maintenance for a portfolio of residential properties within a given budget to ensure that work is of a high standard at reasonable cost.* Understanding of residential building construction, maintenance and repairs.* Manage external trades people across all services primarily maintenance services, gardeners, decorators, builders. Arranging necessary repairs seeking quotations in line with procurement procedures and liaising with contractors.* Good working knowledge of budgeting and financial control.* Undertake the preparation of annual income and expenditure budgets for all properties, ensure a fully integrated budget.* Authorise and place orders, invoices and accounts for payment, up to the financial limit set for the post.* Regularly monitor financial performance against budgets, working closely with Administration Manager to prepare monthly progress and other reports as required by Finance and Property departments.* Develop and maintain a register of Approved Contractors, in line with Age UK Procurement Policies.* Develop and implement quality systems to monitor and provide regular reports on customer satisfaction, service delivery and contractor performance.* Implement and maintain a quality management system and staff procedure guide for the management of properties within the Gifted Housing Service.* Liaise with Insurance administrator regarding insurance and any claims which may arise (for properties managed by an external managing agent).* Deal with enquiries, disputes and complaints relating to accommodation and standard of service, according to Age UK procedure.* Arrange for the relocation of donors as required, assisting with the purchase/rental of alternative accommodation.* Work with National Gifted Housing Manager to determine service charge contribution for donors in sheltered accommodation as applicable.* Prepare vacated properties for sale in line with Charity policy.* Oversee tenancy renewals in association with the Gifted Housing Service Administration Manager.* Ensure tenancy matters are dealt with in line with good practice and relevant tenancy law and rental income maintained.* Working knowledge of Housing Legislation relating to residential tenancy management and Health & Safety Legislation relating to residential property.* Experience in tenancy management including rent reviews, welfare benefits and best practice in property management for social landlords.* Housing Management / Property Management qualification or comparable experience.* Access to a vehicle for site visits across England and Wales, occasional overnight stays may be required.Great to haves:* Experience of working with older people and an understanding of the issues concerning older people.* Experience supporting and promoting resident involvement initiatives, including attending Residents Association Meetings.What we offer in return
