Job Description

Role: Building ManagerSalary: £50k-£55kBenefits: After completion of the probationary period, discount on certain products, access to employee assistance programme, season travel ticket loans and a Cycle2Work schemeHours of Work: 10:00-18:00 Monday to Friday although employees are expected, within reason, to work such hours outside these periods as necessaryLocation: West London/hybrid working, with employees attending the office three days per week with the option to work from home two days per weekVacancy Reference: VR/05098Role Description:Bridge Recruitment have been appointed to network for two Building Managers to join the Team of one of our clients, a registered charity managing two Grade Two Listed buildings in London within walking distance of each other. Established in 1970, the buildingsare open to the public six days a week and our client is now looking to welcome two Building Managers to their Team; one for each site. One will be required to have an excellent IT background, enabling them to maintain and optimise site servers while managingcontinued relations with IT service suppliers. The other Building Manager will be required to have proven experience and an interest in sustainability practices, having the ability to implement and develop environmental policies and practices in line withcurrent legislation, liaising with the Environment Agency. The ideal Building Manager, for both roles, will have demonstrable experience of working in a similar environment in a public event space, and will have proven experience in managing building projectssuccessfully.Responsibilities:

  • Ensure optimum performance of the buildings through strategic contract management, proactive improvements and a repair and maintenance programme
  • Develop, implement and oversee the delivery of a rolling programme of buildings’ maintenance, refurbishment and repairs across one of two listed buildings
  • Oversee any planning application process for submission to the local Council relating to external sculptures and any building works requiring approval
  • Be the key operational contact with the landlord’s Estate Services Manager
  • Manage capital project delivery, budget, subcontractors and stakeholders
  • Maintain operations manuals including O+Ms, a register of warranties, guarantees and collateral warranties
  • Ensure building tenants comply with operational lease obligations, and manage license obligations with landlord
  • Manage the Facilities Team budget and review expenditure against budget or forecast with the finance team
  • Oversee tendering processes ensuring all contracts, tenders and procurement activities achieve the best value for money possible while not compromising on delivery
  • Manage all contractors/suppliers to maximise cost effectiveness ensuring they deliver within budget and in compliance with health and safety procedures, relevant statutory and listed-building restrictions, contractual terms and performance in respect ofservice level agreements
  • Manage ongoing induction procedures to ensure that staff working on site are informed of all regulations
  • As holder of a personal license to sell alcohol, support the Designated Premises Supervisor and ensure adherence to all planning and licensing obligations
  • Provide employees with the appropriate knowledge, skills, tools and equipment to operate a safe, effective and enforceable Health & Safety policy
  • Review Health & Safety risk assessment submissions relating to operations and buildings, identifying and ensuring any corrective actions are completed
  • Responsible for the safety and security of the buildings, staff and visitors liaising with The Royal Parks police and other stakeholders to profile the security threat level and minimise such risks through appropriate actions
  • Act as emergency Key Holder
  • Act as a champion for environmental issues
  • Develop and implement environmental policies and practices in line with current environmental legislation and initiatives to reduce organisational impact on the environment
  • Assess, analyse and collate environmental performance data and reporting information to internal staff, stakeholders and regulatory bodies
  • Liaise with regulatory bodies, such as the Environment Agency
  • Source and provide environmental training to staff at all levels
  • Responsible for maintaining and optimising site networks and servers, being an active member of the ICT Steering Committee and contributing to the development of the ICT strategy
  • Support relationship with ICT services supplier and contracts with other vendors and software licenses
  • Be a champion for Arts Council England’s Inclusivity and Relevance Investment Principle to ensure best practice through a proactive approach to equality, diversity and inclusion
Requirements:
  • Demonstrable experience working in a similar role in a public venue (building operations, facilities management, maintenance, IT)
  • Proven track record in successfully managing building Projects on listed buildings, working to tight deadlines and budgets
  • Experience of managing third party partners onsite
  • Experience of tendering procedures for contractors
  • Familiarity with statutory responsibilities in relation to the management of a public venue
  • Excellent understanding of relevant Health & Safety legislation, technical standards and CDM regulations
  • Practical experience of managing Health & Safety and carrying out risk assessments
  • Experience of working with IT providers and an understanding of IT requirements
  • Experience of managing staff
  • Excellent organisational skills and ability to prioritise a complex workload/manage reactive work
  • Ability to negotiate and communicate effectively with good written communications skills
  • A commitment to environmental sustainability
  • IOSH Managing Safely or NEBOSH qualification
  • Experience of working in Listed Buildings
  • Personal license (alcohol) - if not held at application, then course and qualification will be supported and required by the company
  • Practical maintenance skills, such as carpentry, plumbing, electrical
