How would you like to be your own bossOk, you wont get to be your own boss, but no-one will be giving you a list of tasks to do each day. Youll manage your own days, while supervising a small team of Property Maintenace Operatives(PMOs).As the Freeholder, we operate as a Right to Manage business, taking over the freehold in 1992. There are 172 properties within the complex, from bedsits to 4 bed maisonettes, which were built in the mid 1960s. We have a Managing Agent that oversees the financialside of the administration including the receipt of service charges, paying invoices etc.We are looking for you to oversee the general maintenance of our buildings and common areas. This could be anything from gardening through to arranging the annual certifications. Its also performing regular safety checks.A lot of the maintenance will be carried out by the PMOs, where specialist repairs are required contractors will be brought in as needed.Responsibilities will include:Reporting to the Company Secretary, attending Board meetings and Annual General MeetingsWork with the Board in a positive approach to problem solvingPlanning and management of all maintenance and repair work and monitoring and control all regular maintenance contractsOverseeing and managing PMOs/contractors to ensure all maintenance/repairs are undertaken correctlyLiaising with leaseholders, tenants and service providers - investigating and ensuring prompt and effective responses are givenDealing with day to day correspondenceMeeting all legislative and statutory controlsIdeally you should:Have experience of working in a residential block property management environmentDisplay exceptional customer service skillsHave excellent administrative and numerical skills and precise attention to detailBe accurate, numerate and with good knowledge of Microsoft office packagesHave strong communication skills with a confident telephone mannerDesirable but not required:Be keen to acquire IRPM qualifications if not already heldThis position is subject to a DBS check.Hours:Monday to Friday, 37.5 hrs per week.
