Job Description

Acquisition Analysis Manchester£40,000 – £45,000I’m proud to be representing a forward thinking and dynamic business who has a primary focus on Social and Affordable housing. This is an exciting opportunity for a keen and eager individual to join a business who have experienced exciting growth over the last 12 months.The Acquisitions Analyst will be responsible for developing, appraising, progressing and completingtheir own portfolio of acquisitions. This will include sourcing bid opportunities with developers,undertaking detailed appraisals of opportunities to ensure the schemes are commercially andoperationally viable for the business, undertaking effective due diligence and obtaining internal approvals to take the schemes to contract exchange.The Acquisitions Analyst will undertake wider market analysis and assessment to support the Head of Affordable Housing and the wider HSPG to develop new markets and opportunities.Key Tasks and expected outputs

  • Source S106 schemes from Housing Developers
  • Complete detailed appraisals of potential schemes
  • Ensure all key factors are identified that could impact the viability of a bid
  • Develop and maintain the appraisal system, reviewing accuracy and effectiveness of past bids and improving the process incrementally
  • Undertake market appraisals to assess the wider housing market in which the business currently operates and where we intend to develop schemes
  • Analyse the sensitivity and risk of a scheme
  • Prepare and issue individual and portfolio appraisals to Investment Committee, with
  • relevant supporting information
  • Assist in execution of transactions, bringing deals to a successful completion
  • Build relationships with new Developers to ensure maintenance of a healthy, consistent
  • pipeline of schemes
  • Assessment of opportunities for presentation to / discussion with managers
  • Due diligence including sector research and comparison analysis
  • Develop an opportunity pipeline of at least 100 units per month from an existing network of
  • volume housebuilders
  • Develop an opportunity pipeline of at least 25 properties per month from your new network of volume housebuilders. This pipeline is expected to grow over a 12 month period to match existing network pipeline
  • Progress at least 150 units to contract exchange and/or contract completion in any 12 month period
  • Effectively support the Head of Affordable Housing in developing new markets and alternative acquisition models
  • Work effectively with team members in the Affordable Housing team and the wider organisation, supporting all activities of the Company as required
  • Develop both personally and professionally and actively engage with the personnel development programme;
  • Skills and Experience
  • Exceptional organisational, written, numerical andanalytical skills
  • Detailed and in depth understanding of the appraisal process
  • Detailed and in depth understanding of the Affordable Housing Market
  • Detailed and in depth understanding of the boundaries associated with a regulated market and the creativity to effectively manage these boundaries
  • Existing contacts with volume House Builders and agents in the market and the ability to introduce to prepare bids on S106 opportunities;
  • The ability to create and grow new relationships with house builders and developers to identify and progress new opportunities
  • The ability to work across disciplines and partners, both externally as an effective member of the team
  • An efficient approach to meeting deadlines, together with the confidence to ensure that proposed schemes are comprehensive and accurate;
  • The ability to process large volumes of data and identify key metrics to significantly influence the viability of schemes and any potential risks.
