Job Description

Stoneygate Court, a residential development in Stoneygate Leicester, is looking for an on site cleaning & maintenance porter for a permanent position. The job is 35 hours per week 8.30 - 4.30pm Mon - Fri. Job application closing date 24th August and we are looking to interview from 1st September, ideally for an immediate start.Job purpose

  • To provide an efficient, friendly, helpful and enthusiastic presence at Stoneygate Court to ensure that the buildings and site are safe, clean, well-maintained and secure for the benefit of all residents.
  • Job summary
  • To carry out basic cleaning, rubbish removal and minor maintenance (e.g. changing lightbulbs); address health and safety hazards; undertake regular checks and procedures relating to the boilers, water supply, lifts and fire alarm systems; ensure site security (including vehicle parking); oversee the presence of onsite contractors and official visitors; and provide general assistance and minor handyman services to residents
  • DUTIES On a daily basis:
  • Collect refuse from outside individual flats first thing in the morning and store appropriately in bin room
  • Check all waste drains, down rights and overflows for blockages and leaks.
  • Check internal common areas for cleanliness, failed lighting, slip, trip and other hazards.
  • Check external areas, especially pavements & roadways, for litter, weeds and leaves and general cleanliness and tidiness. Take corrective action (e.g. sweeping) and produce risk assessments for managing agent if appropriate.
  • Check external areas for safety issues such as slip & trip hazards and failed lighting. Take corrective action (e.g. change light bulbs) and produce risk assessments, if appropriate. In autumn, leaves should be cleared from paths and roadways and, when there is ice or snow, salt/grit should be put down first thing in the morning.
  • Visually check roof areas for blocked gutters, pooling rainwater, blocked hoppers, loose coping stones and report matter to managing agent if appropriate.
  • Maintain the boiler room log, making the necessary entries for pressure and temperature readings.
  • Maintain the porters’ log.
  • Establish contact with all contractors on site; ensure that their presence is recorded in the contractors’ log; ensure that their vehicles are parked appropriately; ensure that they are aware of policy and guidelines in relation to access, working times, noise and cleaning up, covering smoke detectors and erecting appropriate safety barriers to protect residents.
  • Ensure the security of the site. Maintain a highly visible onsite presence. Check the operation of front and rear entrance doors. Politely challenge visitors and ensure that vehicles are not parked inappropriately. Escort unauthorised visitors from the site.
  • Be proactive in providing appropriate assistance to residents, particularly the elderly and frail e.g. to include help with unloading and carrying shopping, help with wheelchairs, minor handyman services within flats, changing light bulbs, taking in post/parcels, and reporting major faults in flats to the managing agent if appropriate.
  • DUTIES On a weekly basis
  • Clean the common areas - floors, glass in front doors and lift doors, mirrors, paintwork and other surfaces.
  • DUTIES On a routine and regular basis
  • Check all gutters, rainwater hopper heads and drains for debris and blockages and clear where accessible with reference to H&S issues. Report to Managing Agent if works need Access Equipment and should therefore be carried out by an external contractor.
  • Check and clear garage roofs and gutters for debris and blockages where accessible and with reference to H&S issues and report as above if necessary.
  • Wash and mop the back stairs.
  • Assist the managing agent to undertake the weekly fire alarm test procedures, clean smoke detectors and check batteries.
  • Undertake the weekly checking of lifts, lift locks and lift alarms.
  • DUTIES As required
  • Undertake the monthly emergency lighting test procedures.
  • Take parcels into the porters’ lodge and notify residents.
  • Cone off parking space for large removals and delivery vehicles and for other purposes as advised.
  • Remove moss and other vegetation from paths and roadways.
  • Undertake "touch up" of painting & decorating to internal and external common parts.
  • Assist, as required, with inspections by lift engineers, insurance inspectors and meter readers, particularly by arranging access and vehicle parking.
