Job Description

Thomas Morris are looking for a Property Manager/Property Inspector to join our very busy and successful property Management team in St Neots.Our Property Management department was set up to assist landlords and tenants in all aspects of rental transactions across our Biggleswade, Huntingdon, Ramsey, Royston, St Ives and St Neots branch areas.Tasks will include:

    • Liaise with tenants, landlords and contractors to resolve maintenance issues for the managed portfolio
    • Meet and greet new landlords and provide advice before inventory stage
    • Undertake inventory on all properties prior to tenant moving in
    • Arrange and carry out property inspections on a regular basis and report back to the landlord in a timely manner
    • Arrange pre-final appointments with tenants
    • Deal with end of tenancy deposit returns for the managed portfolio
    • Negotiate dilapidation compensation for the landlords of our managed portfolio
    • Send check out reports to tenants and landlords within a timely manner when a tenancy has ended
    • Check invoices received against works orders and enter onto Customer Relationship Management database
    • Act in accordance with Thomas Morris Sales Lettings Purpose, Vision and Values Statement
    • Ensuring that all Lettings activities are undertaken in compliance with relevant legal requirements and ask for guidance where required
We are looking for:
    • Experience of working in a customer focussed environment
    • Good computer skills
    • Professional telephone manner
    • Ability to communicate in a professional but assertive manor
    • Ability to remain calm under pressure when dealing with people who are anxious and sometimes aggressive
    • Excellent planning and organisational skills
    • Ability to use tact and diplomacy
    • Previous property management experience ideally but not essential
    • Basic understanding of property maintenance
