Job Description

Job DescriptionThe below duties represent a broad resume of the expected duties of the above position. In addition to these duties and by virtue of the nature of the position the Building Manager will be expected to undertake any unforeseen but reasonable duties within the bounds of his qualifications and for the wellbeing of the property.……………………………………………………………………………………………………………………..To undertake each morning a basic visual inspection of:

  • The fabric of the building to include any items hanging from the building, loose panels, broken windows and damages to the exterior.
  • The interior common parts to include accessing any damage caused to walls/doors during move ins, to attend to any spot cleans (muddy footprints or spillages).
  • Walk the common areas of the building and undertake a visual inspection 4 times per working day to include all access routes to ensure no breaches of security.
  • All common area doors to ensure their correct operation (hinges, handles and door closers).
  • The refuse area 4 times per day, sweep as necessary and rotate refuse bins.
  • Additional duties include but not limited to:
  • Changing any light bulbs in the common areas as required.
  • Attend to any minor plumbing works (not gas related) that may have been reported by Residents such as tightening up under sinks, bath overflows and minor leaks.
  • Undertake weekly Fire alarm call point test.
  • Undertake a monthly Emergency Lighting test for the common areas.
  • Undertake a monthly review of all common area Fire exits to ensure the correct operation of the doors and door fittings (hinges, push bars and closers).
  • Maintain car parking facilities for the development.
  • Distribute post in the post boxes in the post room the same day as delivered.
  • Ensure that any contractors attending site have provided the necessary Risk assessments and method statement in connection with the proposed works.
  • Visually review the works that are being undertaken by Contractors to ensure that these works are being completed diligently.
  • General liaison with residents on building related matters on a regular basis and to consider any reasonable request made by the Tenants.
  • Ensure that the building adheres to the requirements of the Health & Safety policy prepared for the building.
  • Maintain a robust system of Health & Safety documentation.
  • Ensure that the building adheres to the requirements of the Fire Risk assessment prepared for the building.
  • Maintain a daily dialogue with the Managing Agents and report any significant matters that have occurred.
  • Compile a monthly log for onward transmission to the Manging agents of all relevant matters in relation to the day to day running of the building.
  • Ensure the building is kept to high standards of repair and cleanliness throughout.
  • Hoover and clean throughout daily.
  • Flexibility at weekends to take calls from Managing agents and to attend site (if applicable) on an overtime basis to remedy any emergencies and to book cover with the Managing agents if unavailable.
  • Attend any requisite training course as required in the performance of their duties.
  • Key Skills Required:
  • Comfortable with problem solving.
  • Excellent customer service and people skills.
  • General knowledge of plumbing, electrics and general maintenance.
  • Pro-active and self-starting.
  • Knowledge of M&E equipment such as; AOV’s Fire Alarms, Lifts, Sprinklers etc.
  • Brilliant communication skills.
  • Must Have:- No criminal record.- 1-year building manager experience.Preferred:- Current clear DBS check.- Driving Licence (Clean) Required skills
