Head of AcquisitionsWe have an amazing opportunity for an experienced Property Acquisition Manager/Director to work for one of our clients, who are a fast growing self-storage provider with aspirations to grow their network of locations across the UK in a role which offers great scope for future development.This is a pivotal role in the group expansion plan and the Head of Acquisitions will review potential or proposed acquisitions to ensure that they are a good fit for the company strategically and financially. The Head of Acquisitions will be responsible for the full end-to-end acquisition process of new sites. The planned expansion will include existing asset purchases, conversions, and developments (subject to planning or forward purchase structures) and the post holder will be a key player in the execution of this growth. The role will include financial appraisal and modelling and thus the candidate will need to be fluent in financial metrics (IRRs, multiples, yield formulas) and Microsoft Excel use.Key Features of the role:- Responsible for all aspects of transaction execution including analysis, financial modelling, due diligence, structuring, closing and investor engagement.- Identification of new property sites, conversion opportunities, and existing assets that fit agreed criteria.- Building a strong pipeline to meet the business’ objectives and leading due diligence for new acquisitions.- Processing legal and planning matters leading to exchange and completion.- Establish and maintain strong relationships with external parties, business owners, estate agents, and landlords.- Preparing site feasibility and acquisition reports, identifying challenges in planning/deployment, identifying solutions and ensuring reports are crafted to achieve best marketing and value add for the business.- Ensure systems and processes are put in place to facilitate transparent and effective management of the acquisitions funnel.- Present coherent and well-defined analysis for property recommendations.- Evaluate situations, calculate risks whilst justifying and defending correctness.- Continually seek out opportunity, practising and encouraging a culture of strategic excellence.- Be alert to changing situations, show flexibility in approach, adaptability in difficult circumstances and continuously strive to achieve a result.About You: You will have a proven record of success in a similar role, ideally in the self-storage industry, but retail and hospitality experience will also be considered. You will have experience in construction, planning, financial modelling and asset acquisitions; all ideally in self-storage.You will be involved in a variety of tasks which call for drive, accuracy and precision. You will have a need to achieve results in a logical manner, whilst at the same time maintaining quality and ensuring standards are met. You will be able to work independently and prioritise your workload to meet targets. In addition, you will be commercially astute and highly numerate, with exceptional risk and investment analysis and financial modelling skills. You have the ability to communicate complex, abstract and/or difficult messages in a simple, clear manner, with a strong understanding of financial structures (including debt and equity, listed and private, JVs, direct and indirect instruments).Principle Terms:- Required to work at Head Office, or any of the company stores or acquisitions sites to meet business needs- Working a minimum of 37 hours per week, but whatever hours are required to ensure the fulfilment of your duties- 33 days holiday, which includes Bank Holidays- Company Car- Mobile Phone- Laptop- Great bonus scheme- Contributory pension scheme- Private medical insurance after qualifying period, and subject to eligibilityThis is a truly unique opportunity to work for a great company, who are going through a really exciting phase of business growth.
