We have long standing relationships with many of our clients through the generations (some up to 80+ years). This is due to the trust they have in us to deliver what we say we will on time. We are a multi-disciplinary surveying consultancy with a strong and well-established team within the commercial sector on a local, regional and national level.We’re looking for a Senior Property Manager who is an expert in what they do and enjoys working within a collaborative and dedicated team. As part of our acquisition of Vine Property Management we are looking for somebody to join the team within the Rossendale office we need you to help us deliver our goals!Day to Day duties and areas of work include:Portfolio Management • Management of multi occupied commercial property - industrial, office, retail, leisure• Building and maintaining strong relationships with clients, tenants, contractors and on-site staff.• Regularly visiting properties to undertake inspections and following up actions noted.• Liaising with clients agents, solicitors and other consultants• Supervising and directing site based staff• Handling the handover of property following acquisition and saleCommercial Service Charges• Preparing, presenting and obtaining approval of Service Charge Budgets.• Presenting Service Charge Budgets to tenants and dealing with any queries raised.• Cashflow Management of Service Charge monies.• Approval of supplier invoices.• Liaising with tenants with regards to Service Charge disputes• Reconciliation of Service Charge Year EndsClients • Day to day liaison with Property Owners and Asset Managers.• Preparing and reporting information to clients in a timely manner.• Ensuring all information reported to clients is accurate and of a high quality.• Provide support and assistance to clients in connection with value enhancement opportunities.Tenants • Day to to day liaison with tenants.• Ensuring tenants are complying with lease obligations.• Management of rental, service charge and insurance disputes• Dealing with tenant applications for consent to assign, sublet and alter.Contractors & Services • Overseeing the provision of common services to properties.• Specifying, tendering, placing and overseeing contracts.• Ensuring service / maintenance issues are resolved a timely manner keeping all interested parties fully advised.• Ensuring works are undertaken with the correct health and safety arrangements in place; safe systems of work, risk assessments and method statements, permits to work etc.Risk Management • Ensuring compliance with legislation including Health and Safety and other regulations.• Ensuring all statutory documentation is in place.• Dealing with actions raised by Risk Assessments.• Ensuring compliance with property insurers requirements.• Handling insurance claims.The successful candidate will have ...

  • A current and valid UK Driving Licence
  • Excellent communication and presentation skills
  • Good skills in Excel and the use of a Property Management systems (relevant training provided)
  • Property Education (Degree, HND or equivalent) - desirable but not essential
  • RICS qualified (or equivalent) - desirable but not essential
  • Good commercial property market knowledge
  • Ability to effectively and efficiently manage large workloads
  • Confidence with a friendly personality
