Job Description

Senior Estates ManagerReporting to the Business Development DirectorBased in: Teesside or Solihull areasSalary: Negotiable - Whilst all salaries are graded, Sembcorp are keen to attract, retain and develop the highest calibre of colleague. Also, the company offer a market leading benefits package and annual bonus.Position overview:Reporting to the Business Development Director, the successful candidate will lead on securing real estate rights to support the implementation of growth and sustainability strategies in addition to managing the companys existing real estate portfolio.Sembcorps UK growth in renewables (including battery energy storage), the transition to sustainable energy production and expansion of urban solutions will be driven by the Business Development team. The successful candidate will make a significant contributionthrough identifying the need for and negotiating and securing the necessary real estate rights to support growth and sustainability opportunities.You will also have responsibility for managing the companys existing real estate portfolio and in tandem with colleagues will negotiate grant of new and renewed rights to occupiers.Key responsibilities:

  • Identify the need for, negotiate and secure the real estate rights necessary to deliver growth and sustainability opportunities aligned to strategy.
  • Production of contracts and leases from the original proposal through to completion.
  • Negotiation / development and renewal of existing contracts.
  • Management and instruction of legal and other professional resources to ensure timely and cost effective completion of all land transactions.
  • Management of internal processes to ensure all new contracts are validated in accordance with legal sign off policies.
  • Support internal teams through all project stages to ensure delivery in compliance with real estate rights.
  • Manage the companys existing estate to optimise rents payable and receivable, to maintain security of tenure and compliance with rights and obligations.
  • Implement strong record keeping and key dates tracking.
  • Develop a network of agents to support the companys requirements.
  • Manage the Estates Team.
Essential
  • You will have extensive real estate experience in addition to a track record of working effectively in multi-disciplinary teams, participating in business development initiatives and supporting strategies aligned with company goals and objectives
  • You will be a real estate professional with an analytical mind and keen eye for detail which will enable you to identify risks, navigate complex matters and find innovative solutions.
  • Real estate professional with extensive estate management experience
  • A successful track record in identifying, negotiating and completing new property interests to support implementation of company strategies
  • Strong understanding of property, leasehold, freehold and ancillary rights
  • Experience in management of real estate portfolios
  • Experience of collaboration with legal and other property professionals
Desirable
  • Chartered Surveyor or equivalent
  • Knowledge of energy projects
