Urbanbubble have a fantastic opportunity for a Portfolio Lettings Manager to join their team at our Blackfriars office. You will join us on a full time, permanent basis in return for a competitive salary of up to £40,000 +10% bonus.The Portfolio Lettings Manager role:You will lead and Drive a standalone leasing team for a large and varied portfolio while developing the leasing strategy and ensuring all KPI’s are met. Managing a growing team to drive the highest standard of customer care and excellence.Responsibilities of our Portfolio Lettings Manager:- Partner with the mobilization team to develop and deliver the leasing strategy.- Ensure the team advertise the properties in the best possible way on all appropriate marketing platforms.- Conduct regular competitor analysis and accurately set rent levels to reflect market value.- Manage and continuously make improvements to the viewing process to ensure the best possible conversion rate is achieved and rentals are maximized.- Provide regular reports on the lettings figures across the portfolio.- Oversee the process for resident renewals ensuring the renewal is actioned or a section 21 is issued at the correct time.- Ensure the team provides exceptional service to the potential residents, including the provision of informed and accurate advice to ensure that resident retention rates remain high.- Ensure that the team process the required administration correctly and stored appropriately for each let, archiving documentation when necessary.- Oversee the process referencing fees, deposits and first term rental payments;- Process AST’s, deed’s of guarantee, referencing tenants and processing all appropriate paperwork for tenants to ensure a flawless experience for the tenant moving into one of our properties.- Oversee the process of move ins and move outs where required to ensure a smooth transition for departing and incoming tenants.- Ensure the investor on-boarding journey is mapped out and that the team are building effective relationships with all potential investors- Ensure the team achieve the KPI for investor sign upsWhat we’re looking for in Portfolio Lettings Manager:- Strong verbal and written communication skills- Knowledge of the private residential lettings- H&S- Policies, procedures, legislation and regulations- ARLA qualification- Previous experience as a letting manager in the residential market.- Previous experience of managing large and growing teams- People Management- Previous experience of developing leasing strategy alongside with the mobilisation teamUrbanbubble requires people who are professional, hardworking, innovative, passionate; who are effective in their roles and who truly engage with the customer.If you believe you are the right candidate for the role as our Portfolio Lettings Manager,then please click ‘apply’ now!
