Job Description

Senior Property Surveyor - Damp & MouldThe Senior Property Surveyor will lead on a newly created specialist workstream which will track specific damp & mould repair issues reported in our stock, ensure inspection requests are logged correctly on our systems, visits are allocated to yourself ora surveyor to take place and are recorded capturing all details of the condition and use of the property.This role will see you being responsible for tracking and overseeing the Damp & Mould cases and to ensure that these cases are accurately diagnosed, delivered within agreed timescales, and be of excellent quality. This includes ensuring that capital worksare referred, and included in future programmes. Ensuring that our Customers are kept informed at all stages of their case.Although the role does not currently have any direct reports it is anticipated that it will have in the futureDuties to include...

  • Diagnosis of the correct work is raised on the system on both specialist reports and the system using NHF Schedule of Rates .
  • Track and ensure the work completed is correct to remedy the issues identified.
  • Ensure the work is carried out in accordance with the specification and to an excellent standard.
  • To set up a monitoring regime for post work inspections at set periods up to 12 months after the work has been completed to ensure success.
  • To capture the information which will inform future business decisions on Assets including intelligence to inform and put forward proposals for Planned Investment programmes or to make suggestions to the Regional Asset Review Group to review Asset Disposaland stock rotation.
  • Build and maintain relationships with customers, contractors and key stakeholders in the business will be essential to deliver this role and therefore it is important that these are established.
  • Assist the Disrepair and Responsive Repairs delivery teams with diagnosis and specifications. Develop an excellent contractor relationship with our internal and external contractors and stakeholders.
  • To set up a stable tracking and reporting suite to achieve objectives outlined above that are SMART
  • Control of expenditure in line with budget provision and that complex or planned work streams are formally passed to the correct team to manage.
  • Customer Satisfaction is a key driver for this project and needs to be measured at agreed stages
What you need to succeed..
  • Experience of undertaking enhanced damp diagnosis including but not limited to carrying out salts analysis, calcium carbide tests, utilising data loggers using floor hygrometers
  • Advanced IT literacy and have confidence in extracting data which can identify trends
  • Extensive experience in working for either a Local Authority or Housing Association
  • Up to date knowledge and experience on managing projects in line with legislative, legal and governance requirements
  • Ability to manage multiple tasks and implement monitoring systems to track cases and ensure updates to stakeholders
  • Experienced in use of SOR, Basket rates, SCHOTT schedules.
  • Experienced in working with contractors negotiating in order to deliver improvements in service delivery and/or value for money.
  • Knowledge of the principles of collaborative and partnership working including cost modelling and budget management whilst an understanding of the Construction Design and Management regulation (CDM) and H&Sis imperative in this Senior role within the Propertyteam
  • Able to deal with complex issues, maintain relationships and deal with conflict. Able to make sensible distinctions and decisions based on differing priorities, experience and customer focus.
  • Suitable qualification and proven track record of working in Surveying
Full driving licence and access to own vehicle is also requiredThe nature of this role means that the post holder will come in to contact with vulnerable adults.
