Job Description

Senior Property Manager - Property Investment Co. OUR CLIENT is a well-established investment company working within the United Kingdom and Europe across all property asset classes. With almost three decades experience and having built a strong reputation as shrewd property investors, they are now seeking a Senior Property Manager to join their team and take sole responsibility for their London assets made up of commercial offices, flats and a residential block. The successful candidate will therefore take full and sole responsibility for managing a mixed-use portfolio.The Role of Senior Property Manager will include but not be limited to, the following:

  • Liaising with solicitors and agents.
  • Checking leases and completing condition reports.
  • Updating records, rents, service charge budgets and advising the accounts department accordingly.
  • Liaising with letting agents regarding vacant units and instruction.
  • Approving proposed alterations upon commencement and during the life-span of the lease.
  • Handling any issues with rent or service charge collection and instructing solicitors and/or Bailiffs where appropriate.
  • Inspecting the designated property portfolio on a regular basis.
  • Ensuring that all buildings have the required insurance, and liaising with brokers where required.
  • Preparing maintenance contracts facilitating the management of the building.
  • Ensuring Risk Assessments are carried out in accordance with UK legislation.
  • Ensuring compliance with Health and Safety requirements at all times.
  • Instructing and overseeing repairs including both planned and emergency repairs.
  • Reviewing appeals, void periods and rating assessments.
  • Handling ad-hoc issues that may arise on a periodic basis.
    • The Person: To apply, you MUST have at least ten years commercial and residential property management experience and will ideally have previous experience managing a mixed-use portfolio. You should have solid service charge experience and be able to demonstrate your enthusiasm and ability to thrive within a demanding environment. The successful candidate will be fully proficient in all Microsoft Packages, primarily Excel and Word. It would be helpful and advantageous if you were professionally qualified - MRICS or similar but this is not a prerequisite. Required skills
