The Senior Estates Operations Manager will be on site to manage and coordinate reactive maintenance services across the Hospital.The SEOM will demonstrate strong management and leadership skills and possesses in-depth knowledge of complex electrical and mechanical engineering services.Client DetailsThe Client is a Hospital based in central London. They pride themselves on values of helpfulness, expertise, one team and welcoming.DescriptionThe key responsibilities include:M+E Management Responsibilities - Responsible for the Building services - heating, cooling, ventilation, hot and cold water services and equipment to reduce and avoid emergency situations- Carry out responsibility of an authorised person for: ventilation systems, piped medical gases, confined spaces, responsible person duties for legionella, high and low voltage electricity.- Diagnose and identify faults in engineering systems, building installations, plant and equipment- Understand the functions and operation of system, services, structures, plant and equipment throughout the Trust premises- Provide technical advice and support to building services and mechanical and electrical systems.- Function as part of a design and maintenance management team, designing and commissioning new systems, services, plant, equipment and buildings.- Manage handovers to ensure documents are correctly provided and any defects are reported in a timely manner to the relevant project manager and estates management department- Ensure statutory, mandatory and compliance standards.- Ensure maintenance in all completed in accordance with the legislation and best practice guidance- Manage yearly PAT testing programme, ensuring all electrical equipment is identified and in a compliant state- Assist, formulate, review and implement emergency plans and procedures for the Estates Department- Work in accordance with Fire code, water regulations, gas safety, wiring regulations, health and safety regulations and policies- Under the direction of the Senior Estates Manager, act as the authorised person/responsible person for one or more areas of responsibility to ensure all statutory obligations are complied with including: specialist ventilation systems, control of legionella,lifts, medical gas pipeline systems, pressure system, working at heights compliance, confined spaces compliance, asbestos management, portable electrical appliance testing compliance . electrical installations.- prepare safe systems of work and procedures- be responsible for the effective maintenance and operation of the Hospitals main boiler plant distribution systems.Line Management Responsibilities - Performance improvement and monitoring of the estates services- Ensure effective and efficient service across the hospital. That it meets the needs of the clinical services and patients.- Maintain and develop external relationships, notably local authorities, contractors, FM service providers, site estates and facilities managers- Participate as a member of the Estates Departments on a call team covering the duties of colleagues when necessary.- During normal hours and emergency on call hours, carry communication devices to facilitate immediate response to emergencies if and when needed- Review and update the long-term strategic business continuity plans- Be responsible for the Senior Estates Manager- Lead the team, providing assistance to Estates Supervisors- Ensure staff are compliant with training, development reviews, support staff and performance monitoring.- Develop close working relationships with other departments, specifically Facilities, other Space and Place teams, Risk and Infection Control teams, including preparation and presentation of reportsFinancial Management - Understand minor capital and improvement- Prepare specifications for tendering, organising and supervising Estates maintenance contract works, in accordance with policiesRisk Management - undertake reviews, incident investigations- take personal responsibility for promoting safe environment and safe patient care by identifying areas of risk and following the incident and near misses policy and proceduresProfile- Previous (ideally) experience working within the health care sector (i.e. hospitals)- OK to work at height and confined spaces- OK to work call out for emergencies (on short notice and outside normal working hours).- Degree or Foundation degree (or a qualification) in a Mechanical, Electrical of Building Discipline- Experience within line management and supervising a team - and contractors working on defects and PPMs- Customer service management- Excellent communication- Ability to work under pressure or within unplanned events/emergencies in a controlled planned mannerJob OfferWhat is on offer for the successful candidate:- A competitive hourly rate of £ 32 an hour, with increases down the line after initial introduction.- Learning academy: should choose for training/education on a particular matter- Supportive and welcoming team- Diversity and Inclusion with various networks on side for those whom wish to speak about particular matters- 6 month contract and a flexible commencement date
