Job Description

The VacancyOVERALL SUMMARYAs a Property Project Manager, you will ensure the effective project management of allocated refurbishment and construction projects through design, development and implementation stages to the requisite time, cost and quality parameters in keeping with CloseBrothers Asset Management aspirations and standards. The Property Project Manager will be the interface between the Property Steering Group, the project team and major stakeholders across the business ensuring that planning and communication is coordinated across all groups. Understanding the complexities of delivering construction projects with the ability to liaise with multiple stakeholders at all levels is a prerequisite for the role and the role liaises with people from all areas and levels of the business as well as externalteams of contractors, consultants and suppliers. Stakeholder management and communication are key. This role will also involve coordinating and managing all aspects of a project including day-to-day project, programme, budget and administration tasks RESPONSIBILITIESProject Delivery

  • Assist in the production of clear briefs, programmes, phasing and cost plans for all property projects
  • Liaise with all internal and external stakeholders throughout project lifecycle
  • Produce and present papers to the Property Steering Group in line with the project governance framework including assessment of risks, key milestones and progress against these milestones and budget.
  • Act as the primary contact for all internal / external parties regarding the projects
  • Assist in producing scopes for external consultants and compiling formal appointments
  • Support procurement and tender process and compilation of contractual arrangements for contractors
  • Effectively manage costs through the application of formal financial controls
  • Consistently challenge, manage and benchmark costs
  • Monitor and review programme
  • Ensure projects meet or exceed defined quality standards
  • Assist in the effective management of resources both internal and external
  • Ensure effective management of project documentation for future retrieval
  • Co-ordinate a team of internal and /or external consultants and suppliers
  • Monitor and challenge the performance of the delivery teams where appropriate
  • Manage change and resolve potential conflict across the projects
  • Be available to travel within the United Kingdom to attend internal and external meetings and to attend site during the course of the project including some weekends when necessary
  • Oversee the final delivery of new / upgraded offices to ensure the investment delivers a positive experience for the staff involved.
Project Design
  • Monitor design progress with key milestones
  • Ensure formal design sign-off at key points in all projects
  • Encourage design innovation, sustainability and creativity
  • Ensure internal design approvals and financial sanctions are obtained at appropriate stages
  • Establish and maintain standards to deliver a consistent result at each site
Communication
  • Communicate regularly and effectively both internally and externally and at all levels
  • Seek feedback from key stakeholders and respond constructively to criticism
  • Establish and maintain good working relationships with colleagues and external parties
Manage Risks and Procedures
  • Develop and follow internal procedures for the management of projects; maintain the security, health and safety of the working environment
  • Assist with the minimisation of risks to health and safety on all projects
  • Ensure project compliance with requirements of legislation and/or external authorities
  • Encourage and promote an understanding of the Close Brothers brand
Stakeholder Management
  • Adhering to the CBAM Third Party Management Standards
  • Adhering to the CBAM Health & Safety Policy
  • Maintain strong relationship with internal stakeholders e.g. IT, Marketing, HR and the wider business heads
  • Act as the prime contact with the external consultants (e.g. Property consultants, lawyers, Designers, Fit out specialists)
Regulatory Responsibilities (Compliance/T&C)
  • Ability to demonstrate an understanding of the regulatory framework relevant to the role, whilst practising effective risk management taking account of outcomes for clients.

  • Great communication skills and ability to communicate with all levels and areas of the business and with external parties
  • Strong influencing and negotiation skills
  • Ability to co-ordinate and motivate virtual teams both internal and external
  • Ability to clearly present information and project plans
  • Communicating and living up to CBAMs principles and values
  • While IT expertise will be provided via an IT project manager a good understanding of the general principles of IT provision into an office environment would be advantageous
