Job Description

Property and Residential Asset Manager (RICS qualified ideally) is needed for a role within a property developer, owner and asset manager based in the City. Working as part of the property management team, youll be responsible for the ongoing portfolio strategy, property services and day to day management of an extensive residential portfolio. The firm is a major residential asset owner based in the City and owns a large, good quality mixed portfolio of blocks & units. They have a good reputation with their tenants and offer a fantastic working environment in a firm that offers long term development for a RICS qualified Residential Asset Manager.Property and Residential Asset Manager

  • Main point of contact in respect of our directly managed residential properties with responsibility for all day-to-day operational matters, including lease obligation adherence by tenants and landlords
  • Compliance with all statutory obligations such as Fire Risk Assessments, Asbestos Registers, electrical checks, carbon monoxide and fire alarms testing and operation
  • Preparing & updating Planned Preventative Maintenance schedules;
  • Implementing a regular inspection regime to assess exterior and interior condition
  • Appointing and managing all 3rd party residential letting agents, including approval of their expenditure requests, contract compliance and adherence with Section 20 consultation process
  • Liaise with credit control regarding effective arrears and deposit management;
  • Liaise with our in-house development team for the appointment, instruction and management of contractors for works
  • Liaise with our in-house Service Charge Manager to prepare service charge budgets and reconciliations.
  • Qualifications & Experienced needed for Property Residential Asset Manager position:
  • Extensive experience in managing both block and individual residential properties and have a good working knowledge of the relevant legislation, in particular the Landlord & Tenant Act 1985 (repairs & maintenance), Housing Act 2004 (HiMO) and legislation governing tenancy arrangements;
  • Experience using a Property Management system is essential and familiarity with the Propman system software is desirable, but not essential;
  • You will be Degree educated (or equivalent) as a minimum. RICS membership is desirable, but not essential;
  • Experience of managing commercial property is desirable, but not essential.
  • Experience as a Residential Asset Manager
