Job Description

We are currently working on behalf of our trusted client who are looking for a Property Manager. Contribute to the smooth-running of the Property Management function - maximising occupancy rates, minimising arrears, processing rental increases in line with market rates and leading prompt resolution of property maintenance issues.What You Can Expect:

  • Job Title: Property Manager
  • Job Type: Permanent
  • Salary - Up to £40k
  • Location - North London
Key Responsibilities as Property Manager:
  • Attend weekly team meetings, being accountable for the performance of your tasks.
  • Follow processes that improve efficiency and effectiveness of Property Management operations.
  • Support the Compliance Manager in their role, providing accurate and timely information when required.
  • Daily liaison with tenants, landlord and contractors to address tenancy and maintenance issues and complaints, keeping all stakeholders informed as required.
  • Answer all Property Management calls and emails promptly and professionally.
  • Handle and send out all Section notices as required.
  • Schedule, attend and complete all Property visits and inspections.
  • Book, arrange and, where necessary, conduct property viewings.
  • Process tenancy offers, including preparing tenancy agreements, process references and any other pre-tenancy requirements.
  • Register deposits on the Deposit Protection Scheme.
  • Carry out inventory checks as well as check-in and check-out reports.
  • Chase arrears to ensure they are kept to a minimum and ensure payment of property bills including utilities and council tax.
  • Progress renewals and rent increases in good time.
  • Log maintenance issues and liaise with the maintenance team to ensure issues are addressed.
  • Manage the marketing of property on portals and liaise with local agents with advertising and offers.
  • Update local authorities and utility suppliers on new tenancies, account renewals and meter readings.
  • Liaise with Councils, Benefits Office and Universal Credit to ensure prompt payment of rents and deposits
