* A versatile maintenance professional* With own tools and vehicle* A HNW London and surrounds portfolioA Portfolio Maintenance Manager is responsible for overseeing and managing maintenance tasks across a portfolio of properties. This role requires a combination of practical along with other qualities. The job description may include the following responsibilities:Property Maintenance:* Perform routine maintenance tasks such as basic repairs, painting, general wear & tear.* Prepare properties for new tenancies.* Respond promptly to maintenance requests and emergencies.* Quote for works requires across the portfolio.* Supervision and Coordination:* Ensure that work is completed on time and within budget.* Coordinate with external contractors for specialized repairs or services.* Schedule and oversee preventive maintenance activities.* Identify cost-effective solutions and suppliers to maintain the portfolio.* Maintain accurate records of maintenance activities, expenses, and repairs.* Ensure high levels of tenant satisfaction by addressing issues promptly and professionally.* Stay updated on relevant regulations and ensure compliance with building codes and safety standards.* Troubleshoot and solve various maintenance issues creatively and efficiently.* Implement proactive measures to prevent recurring problems.* Develop and implement emergency response plans to handle unexpected maintenance issues or disasters.* Identify opportunities to improve energy efficiency and sustainability in the maintenance processes.Requirements for this role typically include a combination of hands-on experience in practical maintenance, leadership skills, and a good understanding of building systems.
