Job Description

1.JOB PURPOSE:·To manage the south Estates Services team and monitor contracts to ensure that the delivery of local estate services meets the highest possible standards of safety, security, cleanliness and appearance.·To ensure that customer requirements are met by working closely with residents and their representatives.2.DESCRIPTION OF DUTIES:·To manage the Estate Services team and estate-based Porters to ensure that they deliver a high quality and responsive service to our residents.·To monitor the relevant contracts including cleaning, lighting, horticulture and repairs to ensure the delivery of local estate services meets the highest possible standards for safety, security, cleanliness and appearance.·To develop local knowledge of the communities and neighbourhoods in which RBKC operates and use this to shape services that best meet the need of residents.·To ensure performance is effectively managed through analysing monthly reports and addresses areas of concern.·To ensure mobile working is used effectively and the team are maximising the use of devices for records all aspects of their work.·To contribute as necessary to regular reviews of estate services and service charges and to ensure service plans are effectively progressed, working with other teams to ensure projects are completed within set timescales.·To work closely with the Neighbourhood Service Coordinators and the Neighbourhood Management Team Leader with an objective of ensuring that residents experience the quiet enjoyment of their homes and any incidents of anti-social behaviour are reported to Neighbourhood Service Coordinators.·To respond to any emergencies which might occur and to provide assistance to affected residents, the emergency services, utility companies etc., and to take all the necessary measures to minimise inconvenience and protect RBKC property from damage.·To be proactive and work in partnership with the Resident Involvement Team and other agencies to develop and promote resident participation, consultation and community development, with the aim of meeting the needs of tenants and the community including specifying local resident compacts and management agreements.·To ensure health and safety tasks and fire risk assessments are completed within target linked to the teams responsibilities.·To arrange, attend and play a lead role (including Chairing if necessary) at residents meetings - including occasional evenings.·To ensure excellent services are provided to residents, through close liaison with the Customer Services Centre (CSC), Technical Services and other internal departments.·To participate in regular estate inspections as required and to liaise closely with the Contracts Manager over cleaning and gardening contracts to ensure estates and blocks are maintained to high standards and take appropriate action against residents who park illegally, drop litter, vandalise property, graffiti or dump bulk refuse.To contribute to the development of RBKC’s strategies and policies and service plan Skills; Experience and Attitude·Knowledge of social housing & neighbourhood management issues.·Knowledge of modern estate services including grounds maintenance, repairs and cleaning practices.·Knowledge of anti-social behaviour issues.·Knowledge of budgeting and its importance at local level and within the organisation.·Substantial experience of working in social housing management.·Experience of managing staff.·Experience of working in partnership with other agencies.·Experience of delivering service improvement.·Ability to keep accurate records and to draft letters and reports to a good standard.·Able to form and maintain good working relationships at all levels internally & externally.
