Job Description

Our client a market leader and innovator within the flexible working space is looking for an experienced Cluster Facilities Manager to join their team. As the Cluster Facilities Manager (Cluster FM), you will be managing multiple buildings across the West London area. The role involves making sure the properties meet high levels of cleanliness and are well-maintained, secure, and free of hazards, conformingto statutory compliance and health and safety regulations and the companys sustainability goals, whilst ensuring the properties are well-ventilated and delivering appropriate climatic conditions for customer occupancy. Salary: £45,000 - £55,000 depending on experience + competitive benefits.Benefits include: * 25 days annual leave + 1 day extra for your birthday + all bank holidays + extra days for length of service* Health cash plan to claim back daily health costs including massages, dental care and optical* Hundreds of discounts online* Access to mental well-being app.* Fully paid training* Discounted shares* Summer and Christmas parties* An inspiring work environment with room for your ideas* Epic social events* Training and developmentKey responsibilities:* This is a critical role supporting the Centre Managers in their objectives to achieve sites that remain attractive to our customers from both an operational and cost perspective.* Regularly liaise with contractors to ensure works are carried out correctly and on time, to a high standard.* Ensure appropriate controls and procedures are followed to ensure the health & safety. * Providing support for different site related projects such as fit-out and decor of communal areas and washrooms in addition to repairs.* Carrying out condition surveys and coordinating remedial works.* Setting accurate service charge FM related budgets.* First point of contact for Centre Managers to help smoothly and efficiently resolve FM related issues relating to buildings in your patch.* Provide excellent service to Centre Managers and work collaboratively together to tackle maintenance issues, complaints etc.* Helping Centre Managers to deliver unit preparation works as and when needed.* Liaising with Centre Managers regarding licence to alter works.* Ensuring properties are maintained to a high level, secure and safe.* Monitor and ensure all reactive maintenance works are carried out correctly and within the time frame agreed.* Property inspection, identifying areas of concern / snagging items and ensuring these are recorded on company software to arrange works.* Coordinating fire-related audits and regulation checks (weekly fire tests, drills, maintenance visits).* Ensuring all site documents are kept up to date.* Ensure work-related risk assessment and methods statements are to company standards.* Carrying out site inductions with service providers in relation to RAMS before works are carried out and supervising works.* Staff management - Setting FM objectives and performance management for the FM Technicians and identifying areas for training and development.* Work towards company sustainability targets.* Manage purchase orders and FM-related invoices.* Manage and maintain monthly utility meter readings.* Provide information for the operating budget and budgetary systems for all FM related costs at sites.Ideal skills and attributes:* 3 years + experience as an all-around Facilities Management professional.* IOSH qualified - essential.* NEBOSH qualified - preferred but not essential.* People management and leadership skills * Good understanding of compliance.* Commercial Real Estate experience * Experience conducting on-site inspections.* Knowledge of preparing, reviewing, and budgets and service charge budgets of up to £2 million. * Have managed multiple buildings before.* Good interpersonal skills, calm with a friendly and positive disposition.* Highly organised and diligent.* Analytically minded.* Flexible to travel across properties.* Flexible * IT literate * Excellent communication skills - both written and verbal.* Familiarisation with the Health & Safety at Work Act 1974* Knowledge of fire safety procedures* Asbestos and legionella awarenessTo apply, please apply via the job advert or get in touch with Anu Deb - Director at GKR International Recruitment.
