Lettings Property Manager - Lichfield / Home Basedup to £23k (Depending on Experience)Our client is a renown and reputable Staffordshire Lettings and Estate Agent. Due to continued growth they are now looking to recruit a Property Manager to join their busy Lettings Agency.Person RequirementsOur Clients are looking for a diligent individual with at least 1 years’ experience in Property Management, knowledge of the Vebra Alto software would be advantageous. You must be dynamic and energetic and have the ability to come in and add value. You must also be organised and detailed and have a real drive to keep on top of a busy workload.Initially working from home, you must have access to the internet and a suitable hone working environment. This is not a part time position and the expectation is that you will be as committed to the role when working at home - as you will be when you are eventually in the office. Once the current restrictions have been lifted, the working week will be rotad on a 3 day in branch / 2 day at home basis.Role OutlineThis branch has a large portfolio of circa 700 properties which require a high level of consistent daily management. You will be working as part of a strong team of 4, and the daily tasks will include managing maintenance, Contractors, Landlord Liaison, Tenant interaction, renewals and rent increases, inspections, checkouts, notice issuing etc… all whilst delivering the best service levels to Customers.Role Responsibilities- Liaise with Landlords and negotiate with contractors for works to be carried out on properties.- Arrange inventories, gas safety certificates, EPC’s and all other legal documentation to ensure that all managed properties comply with current legislation.- Ensure that all managed properties comply with current legislation with regards to: gas safety, fire and furnishings, electrical safety- Liaise with independent inventory company and front office staff to ensure a smooth check in/out process.- Arrange and carry out property inspections including reporting findings to the Landlord and arranging remedial works and/or follow up visits if required.- Manage all tenancy renewals - Deal with complaints from Landlords and Tenants.- Handle deposit dispute negotiations.- Chase overdue rental payments.- Notify utility companies of all new tenants and change of occupants including the forwarding of all meter readings.- Deal with general maintenance issues promptly with relation to the existing managed portfolio.- Manage the property diary system to ensure that all reminders, gas safety inspections, management visits and tenancy renewals are completed on time.Experience, qualifications and desirables- Property Management experience- Possess good customer relation skills - The ability to work on their own initiative as well as part of a team - The ability to prioritise their workload and act competently under pressure - Be pro-active, a quick learner and has excellent attention to detail - Good communication skills and telephone manner - Excellent problem-solving skills - Knowledge of Vebra Alto softwareWhat you need to do nowIf you feel you have the stand out ability to succeed in this Lettings Property Manager role and have the drive to match this multi-award winning agency, click apply now to forward an up-to-date copy of your CV, or call us to discuss any other available roles.
