Job Description

We are currently looking for an Estate Manager to join our property team!Topps Tiles is the UKs largest tile specialist with over 310 stores across the country. As a market leading company, we know change is needed when it comes to the environment and have just launched our ambitious Environmental Leadership strategy of being carbon balanced by 2030 .The RoleReporting to the Head of Group Property and based out of our Leicestershire Support Office, with the autonomy to manage your time between home, office and site visits, youll play a key part in our dynamic in-house property team delivering our Estate OptimisationProgramme and building on the success of the property team that shared in the continued growth of the company.Youll lead a small in-house Estates Team and liaise with external partners in respect of financial property management (rent, insurance and service charges) and also with solicitors, landlords, tenants, consultants, insurers, surveyors as required. Withthe potential to build additional partner relationships where suitable.Youll maintain an up-to-date Estate Management Schedule and regularly maintain reports on estate KPIs/averages, lease renewals, rent reviews, building surveying matters, business rates and agency advice. With regular exposure to the Executive ManagementTeam youll be expected to prepare and present updates and general market opportunities which offers a great opportunity for a driven, confident property professional to influence decisions at the highest level of the Group.Youll obtain Landlord consent for tenant alterations by way of a Licence to Alter and carry out lease renewals or rent reviews (or instruct and liaise with external consultants to carry out the same).Youll be involved with delivering new store acquisitions, store disposals, sub lettings, dilapidation matters as allocated and provide budget and other reports to finance colleagues on rent, rates, insurance and other service charges.Youll also work closely with the Facilities Manager in advising on Estate and Lease compliance, plus Landlord consent requirements where applicable.Knowledge, Skills and Experience RequiredYoull be an experienced RICS Chartered Surveyor (General Practice or Estate Management) with extensive experience and up to date knowledge of commercial property legislation, estate management and landlord and tenant matters.
