With tools and guidance to sharpen your skills, you can forge your own career path, love what youdo, and let it show.In the UK, Cortland has a six-year strategy targeting a development portfolio of 10,000 Build-to-Rent (BTR) apartments and a management portfolio of 75,000 units, primarily the London commuter belt areas and UK regional cities. Currently, we have one developmentthat is open in Watford, two more - one in Manchester and one in Birmingham - under construction and set to open in the next year, and more in the pipeline.ROLE OVERVIEWThe Finance Manager - Block reports to the Head of Finance. Overall responsibilities include the day-to-day running of the Block Management and Auxiliary business lines to ensure delivery of exemplary customer service in timely fashion. This includes assessing,planning, and coordinating development and deployment of consistent policies and procedures that promote efficiency and accuracy in all functional areas. The role requirements cover timely service charge process, client reporting, account reconciliation, aswell as various regulatory audit compliance, while ensuring necessary controls are in place and working across block finance functions. Primary responsibilities include but not limited to:

  • To take full responsibility for the day-to-day running of the property accounts function, and ensure it delivers an exemplary level of service and that deadlines are met
  • Hands on approach with all Block Finance functional teams to ensure timely reporting, billing, budgeting, and reconciliation of information provided to clients and the several stakeholders of the operating businesses of the firm.
  • To oversee and manage all client correspondence using a keen sense of urgency; immediately bringing potentially contentious matters to the attention of the Head of Finance.
  • Understand, coordinate, and maintain all necessary functions adhere to ARMA, ARLA, FCA, RICS and other governing bodies’ regulations and requirements.
  • Coordinate the production of regular reporting cadence and ad hoc analyses to assist Block and Auxiliary business leaders in decision making.
  • To attend client meetings as a part of customer service provided as required.
  • Affect training and education opportunities for the team to ensure continuous improvement and development of staff.
  • Apply developed metrics to scale staffing as business growth dictates.
  • Review exception reporting and ensure all issues are swiftly resolved, take accountability for more complex issues
  • Identify possible technology software/system solutions to gain efficiency over identified manual tasks.
  • Interaction with management team to continually monitor and respond to discovery of areas needing improvement to existing or development of new processes.
  • Participate in monthly financial reviews with clients, operations, and management as required.
  • Mentor block team leaders and foster Cortland culture amongst the team.
  • Work closely with corporate finance to ensure all billings have been reconciled and are complete per the terms of all client agreements.

Role qualifications:

  • Knowledge of financial accounting and reporting, as well as risk and control frameworks applicable to the ruling accounting guidance.
  • A confident and positive approach to customer service
  • Demonstrates consistency in values, principles, and work ethic.
Education and experience:
  • 5-7 years of real estate experience required, preferably in block management sector.
  • Degreed accountant, required. ACA, CPA, or equivalent, preferred.
  • Working knowledge of financial reporting systems preferred, notably Qube (MRI).
  • Advanced knowledge of Microsoft Excel. Conversant with Microsoft packages.
