Estates Maintenance Worker

Job Description

To assist with the proper and effective maintenance of all plant, equipment, engineering systems, building structures, fabric and finishes within the Hospital and associated buildings.

1. To work as a flexible member of the Trusts Maintenance Team, largely in an unsupervised capacity. To undertake semi skilled electrical maintenance repairs e.g. replacing lamps, changing ballasts, limited lighting repairs, basic fault finding on nurse call systems, nurse call handset repairs, replacing pull cords, assist with lift entrapment and release
2. To undertake semi skilled electrical planned preventative maintenance e.g. fire alarm testing, testing emergency generators
3. To undertake semi skilled plumbing maintenance repairs e.g. unblocking of drains, sluices and macerators, rewashering of taps, assist with isolation and capping off of radiators, assist with the installation of replacement radiators, assist with changing thermostatic radiator valves, replacement of toilet seats
4. To undertake semi skilled plumbing planned preventative maintenance e.g. meter readings (gas, electricity and water), changing filters on ventilation plant, descale showerheads, Legionella management tasks
5. To undertake minor building trade repairs e.g. replacing mastic to sinks and basins, changing codes to digital locks, adjusting window catches, assembling furniture, fitting blinds, changing fire extinguishers and fixing fire extinguisher brackets, erecting notice boards, towel holders and toilet roll holders.
6. To carry out Painting and Decorating, internally and externally.
7. To ensure the Maintenance Department yard is kept tidy
8. To review stock in the Maintenance Department Stores relating to tasks being undertaken and to-report deficiencies with stock levels.
9. Form part of the "ice and snow" clearance team as weather conditions dictate.
10. To assist the Maintenance Craftspersons (all disciplines) in such duties as instructed by the Chargehand, working under the supervision of the Maintenance Craftsperson.
11. To undertake, unsupervised, routine maintenance and minor faultfinding and repair work, that does not justify the attention of a fully qualified Craftsperson, related to his training and/or experience. E.g. fault finding and repair of simple lighting systems, etc.
12. To act as safety person for other staff as required.
13. To report all defects on all items of plant and equipment and any potential hazardous risk to the Estates Maintenance Worker Specialist (EMWS).
14. To leam new maintenance techniques, with training as necessary.
15. To attend training courses as may be required.
16. To undertake training in order to be able carry out all of the mechanical, electrical and building tasks identified in the job description and in addition undertake specific training in the following areas, Mobile scaffold platform operation, Operation of a cherry picker Ladder maintenance Fire training, Health & HandIing training
17. To comply with all statutory regulations including the Health and Safety at Work Act 1974.
18. To ensure that all policies and procedures laid down by the Trust are strictly complied with.
19. Undertake any other duties as may be required from time to time commensurate with the grading of the post.
