Job Description

FM Building Services Supervisor Property Services-Housing and RegenerationLocal Authority within WandsworthMinimum 3 month Temporary Assignment Full time-36hrs p/w£24.53 Umbrella P/H£18.95 PAYE P/H

  • To support the FM Compliance Manager in the delivery of statutory compliant high-quality building services to all properties in the Wandsworth and Richmond Councils SSA estate.
  • To deputise for the FM Compliance Manager during periods of annual leave, training and sickness absence.
  • To directly supervise and mentor a team of technical trades engineers including mechanical, electrical, plumbing, building fabric engineers and building services officers.
    • Responsible for:27 FTEs including ApprenticesSpecific Duties and Responsibilities
  • To supervise the FM Building Services Team including electrical, mechanical, plumbing, building fabric engineers and building services officers delivering planned and reactive building services to all Councils properties.
  • To assist the FM Compliance Manager in the design and delivery of the annual Planned Preventative Maintenance (PPM) Plan.
  • Work closely with the CAFM Manager to ensure that the annual PPM Plan is loaded into and managed from the Concerto CAFM system.
  • Ensure that all statutory and mandatory Planned Maintenance tasks are scheduled and completed to CIBSE Guide M, to SFG20 standards and within KPIs.
  • Through systems training be a Super-User of the Concerto CAFM system and use the CAFM system to monitor FM Building Services performance in real time.
  • Run regular Exceptions Reports to identify any gaps in statutory and mandatory PPM.
  • Assist the FM Compliance Manager in the production of monthly management information reporting for Planned and Reactive maintenance performance.
  • Schedule all directly employed, integrated contractor and supply chain partner FM Building Services resources to ensure that FM Building Services is seen as a seamless, proactive, high quality One Team service.
  • Review all Safe Systems of Work (SSOW) including risk assessments and method statements to ensure that tasks are completed safely by trained, competent operatives.
  • Mentor, train and develop the FM Building Services Team to ensure that staff are trained, qualified and competent to undertake the tasks assigned to them.
  • Monitor the quality of FM Building Services workmanship through ad hoc inspection of completed planned and reactive maintenance tasks.
  • Ensure that all Councils financial and procurement guidelines are followed in the delivery of FM Building Services.
  • Produce technical specifications, scope of works and programmes for the management and delivery of complex capital works projects.
  • Request and compare quotations from specialist contractors for the delivery of planned and reactive maintenance and capital works projects.
  • Participate in regular performance reviews of directly employed staff, integrated contractors and supply chain partners.
  • Thoroughly investigate any complaints / issues and follow an issue resolution process which informs continuous improvement.
  • Identify opportunities for Lean management efficiencies, innovation and value-add that contribute to continuous improvement and development of FM Building Services.

  • To contribute to the continuous improvement of the services of the Boroughs of Wandsworth and Richmond.
  • To comply with relevant Codes of Practice, including the Code of Conduct and policies concerning data protection and health and safety.
  • To adhere to security controls and requirements as mandated by the SSAs policies, procedures and local risk assessments to maintain confidentiality, integrity, availability and legal compliance of information and systems.

  • The Shared Staffing Arrangement will keep its structures under continual review and as a result the post holder should expect to carry out any other reasonable duties within the overall function, commensurate with the level of the post.
