We are looking for intelligent, articulate, focused individuals with solid educational background, ideally a graduate with 2 years post graduate experience within an office andmulti-tasking environment.The candidate must be able to demonstrate their aptitude and be keen to learn new technical skills quickly. Most importantly, you need to be very well organised; be an excellent multi-tasker with the ability to manage your time effectively and prioritiseduties.Exceptional written and verbal communication skills are essential as well as the ability to handle tricky customers and find solutions to their problems quickly and efficiently.An excellent attention to detail is ABSOLUTELY paramount in this position.We use MS Word and Excel and Outlook extensively so you must be proficient in these. Other software packages are also used.Company profile:Our client is a Private Landlord and Property Development Business established in 1996. Based in Harrow, they are entering into a growth phase looking to expand with the right people who share their vision and passion for property.They pride themselves on an open friendly approach coupled with exceptional attention to detail and professionalism which they expect also from a Trainee Property Portfolio Manager.Job Role:The Trainee property manager will be expected to learn fast on the job. Training will be provided in all key areas, but the right candidate will be expected to use initiative to excel in the role. You will work closely with the director and learn key disciplinesfrom a Qualified Accountant and the company’s own in house solicitor.Progression to a senior property manager will be expected within 2 years. Management of key maintenance contractors diaries and bookings is part of the job.Experience and exposure to the following key areas are on offer:

TrainingThe Trainee Property Manager will assist to manage over 300 properties comprising a mix between freehold block management and regular AST tenants. As part of career and professional development, the Trainee will be expected to study and obtain a professionalqualification of IRPM or ARLA.In due course and within 2 years as part of a structured handover, the trainee will be expected to become a Senior Property Portfolio manager managing a portfolio in excess of £80 million and be totally responsible for the complete running of the managementdepartment and report directly to the Director. The Manager is expected to find resolutions to all repairs matters and day to day issues that come up and assume operational responsibility from day one. A sound sense of judgement is required.Residential Property ManagementAssist with Monitoring rent collections and chasing tenants for arrears, drafting AST tenancy agreements, arranging gas safety checks, booking pre tenancy works, opening and checking new files, dealing with tenants, arranging and negotiating new rentalswith agents and in house lettings negotiation, complaint handling, overseeing and arranging inspections, managing any problems that arise throughout the tenancy, and handle refurbishment enquires, dealing with builders, obtaining quotes for work required,arranging and managing builders and quality of work done, authorising payments for repairs done, complete attention to administrative accuracy, site visits, and much more.As the candidate will be working for the Landlord who owns the properties (rather than acting as an agent) the best way to describe this role is that the candidate must assume the role of Landlord and make decisions on the basis that each managed propertywas his own.Block Management:There is scope to learn and work within Block Management if the candidate desires to broaden their experience; Setting service charge budgets, sending out annual ground rent and service demands, collecting and chasing arrears, banking, preparing scheduleof works, section 20 notices, dealing with all repair enquiries from leaseholders, preparing leaseholders pre-assignment/sale packs, arranging portfolio insurance and negotiating terms, negotiating with contractors and arranging repairs, finding contractors,negotiating maintenance contracts for cleaning and gardening and more, quality checking works and arranging payment, site visits, preparation of monthly performance reports, and much morePackage:Hours: 9.00am-5.30pm (Mon-Fri) plus emergency mobile phone contact for tenants Until 7.30pm (mon-Sat)Salary range £30-£45K plus travel allowance and performance bonusDo you have what it takes to be part of this leading professional and progressive team If so then apply today.
